「The house was just as listed and well maintained. The owner was responsive to questions and the onsite staff was very helpful. The location was great with easy access to Tulum, snorkeling with sea turtles, and numerous cenotes. The little reef just inside the breakwater (dark spot in the water) was good for a short snorkel. 」

「The host had great communication, they did a grocery shop for us so that we had food upon arrival . We were a group of 19 , 10 adults and 9 kids and the place was spacious.It was a little dated but nothing major , there is no oven only gas stove top but we made it work , could use a new bbq . Overall it was a good stay and the host was great .」

「The villa is run down - as we expected from previous reviews, but I think it's reasonably priced considering when it's a large group. I'm not sure the pool area is safe, or how clean the kitchen is but we had a nice time. Leo was really lovely and it gets the stars because of him. It's a shame the owners don't invest in fixing things up and investing in it because it has a lot of potential. 」

「Our rental was very clean and well appointed. The property manager was very helpful and available. They put us in contact with private transportation from the Cancun airport and arranged for the kitchen to be stocked when we arrived. Good snorkeling right off the beach. Could not have been more pleased with the pricing and value. We were in Cozumel for the 2020 Ironman race. The location of this rental is perfect for this event right between the swim start and first transition.」
