Not recommended

The power/water/wifi was out for many hours each day of our stay. It was inconvenient to be without these necessities, especially considering the high temperatures of the area. Vacasa guest services were unhelpful, but responsive. It appears that these power outages are frequent and that Casa Xila does not have an adequate generator to accommodate power outages and surges that may happen in this area. Additionally, there is a strong mildew smell in the unit. This area of Tulum is great, but I suggest finding a different place to stay. There are many small resorts in this area that would offer a better experience and would be worth looking into. Lastly, if you are hoping to spend time at the beach, the best beach area is 1.5 mile walk from the unit, away from the resorts.

Endroit coquet

Nous avons aimé l’endroit, très calme. Malheureusement, impossible d’utiliser la mer car elle est rocheuse. Les chaises dehors et dans la cuisine ne sont as confortables, le divan sans accoudoir ne l’est pas non plus. Nous avons adoré le lit et les oreillers. La piscine est très bien. La petite piscine privée derriere n’est même as nvitante. Condo plus petit que les photos le proposent.

Furniture was falling apart (dining chair) and broke upon sitting down. Was wobbly and could tell it was repaired using a nail that wasn’t meant for that chair. Communication was horrible, check in was a disaster, nobody knew what was going on and couldn’t find our booking. The property itself was beautiful, pools were nice , although not kept up with cleaning, especially the one nearest to the beach. Tons of dirt and dead bugs in the pool. Nice enough, but given everything else, I wouldn’t stay here again.
