「Not as advertised」

「We stayed here for 4 nights in March 2026. The location is absolutely fantastic - steps away from beautiful downtown Dunedin. The staff were friendly and helpful, the rooms are clean, modern and spacious. We’ve stayed in several places around Dunedin and this was definitely my favourite thus far. Keep up the great work!」

「Great property with beautiful, well-maintained swimming pool. Great staff was super-helpful. Brendan bent over backward to assist us with our inadvertent double booking. Nice room with super view of the water and nearby islands. Heartily recommended! So nice we came back for an additional four nights. Will definitely come back.」

「Extremely overpriced for the quality of the property. I’d say it’s worth no more than $200 per night. Definitely not the $600+ that we paid for 1 night. Linens could definitely use replacing or some bleach. Everything looked dingy. Only positive was the location. Will not be staying here again.」

「The rooms were nice, our room only had the 2 beds and microwave and fridge. No hairdryer so make sure to bring one. It is about a 15 minute drive to Clearwater which was nice to eat. There were not any shops in a walking distance but the beach was right on property!! 」

「I was hesitant about this “virtual” property. I never stay at budget hotels, but all flights cancelled due to weather so no hotels. I will stay here every time. Room was clean, high tech, great lighting, fully equipped. Gym and pool access. Everything so seamless and perfect. I am wow’d. Did not expect to be writing a review like this on a 2 star (???). I might actually invest in this company. Perfectly executed concept. 」

「Good location. The room was clean but had wear and tear visible. It included a fridge that did not keep anything cold and was actually relatively hot when you opened the door which worried me a bit. Noisy in the halls - someone had a dog and it kept up up one night and the phone in the room did not work as we tried to figure out the Wifi code (never given to us upon arrival) when the Samsung television broke and rebooted. We never got that issue sorted. There is not parking located at the hotel...

「Old hotel. Run down Needs ALOT of updating. Very few amenities if any at all. I must say it is very convenient to the cruise port and airport. 」

「The housekeeping staff did an amazing job. Immaculate. Dated property that has some cosmetic updates, but infrastructure still has issues. Hard work to get hot water. Lacking blackout curtains for those light sleepers. Location is amazing...the beach outside the rooms saves this place. Fire alarms went off in the night...twice. Couldnt be comped because we purchased third party through expedia.」

「ホテル自体は新しくはありませんが、清潔に保たれており不満はありません。但し私の滞在した部屋は、バスルームの排気ファンが軸ズレ？か騒音が酷かったです。又、角部屋は良いのですが、外のプールから丸見えでした、昼間は居ないし良いのですが。朝一にはプールサイドに座っている人が居たり、監視の人が巡回していたり。女性には絶対NGでしょう。」

「The main pool had not been cleaned at all in the 3 days that we were there. There was tons and tons of things from trees floating everywhere in the pool. It was so bad that myself and other guest asked for a net so that we could clean up. But there wa sjust so much that it awful.」
