One air cond unit in LR ..loud and insufficient for rest of the condo...Master bedroom was never cool entire stay…carpet,tile, furniture all old and dirty…Master bed lumpy and soft…old …entire unit looks thrown together as a thrift store…except for view and convenience to town this unit not worth the hard-earned money we had saved and looked forward to…never stay in this unit till upgraded! So sad for us…

It is baffling that this guest mentioned bedroom AC. One simply has to activate the blower with a switch to bring cool air into the bedroom. Maintenance checked it and it works fine. Furnishings are as pictured, not from a thrift shop. Other guests have no problems with AC or furnishings, or bed comfort and most leave good reviews.

Other than the termite/carpenter ant infestation in the second room, it was a good stay. We had to do the clean up and treatment of the bugs and change the bedding ourselves. It was gross. But the rest of the unit was clean. Very tired, but clean. Except for the carpet; but no amount of cleaning is going to make that better. I've stayed at at least 5 units over the years at Kona Reef and never had an insect problem; this was gross. I almost forgot the hypodermic needle under the kids bed. Not cool. Property manager was responsive via the app but not proactive at all. I had to reach out to him to find out when the pest control was scheduled. Great location but there are so many other units at Kona Reef, you should pick a different one.

Dirty and disgusting.
Your company should be shut down for the disgusting condo you rented us. It was so filthy that within a few days of being there, my wife came down with pneumonia and in the second week, she slipped on the damp and dirty carpet, causing multiple bruises to several parts of her body, including her head.

Kona Gem
Location of the property was superb from the clear unobstructed view of the ocean with sea turtles and yellow fish you can see through the clear water to walking distance to excellent restaurants in Downtown Kona. Overall a fantastic visit.

Amazing Location!
Incredible views of the beach and sunset from the balcony. We even saw sea turtles! Great views of the beach from all windows. The beach is super easy to access. Entering the water is rocky, but it has excellent snorkeling. A must do! Nice shops and food are a short 10 minute walk. We will definitely return!

Microwave was not working. It was replaced half way through my vacation. Screen door kept falling off, washing machine stopped working. Bathroom sink was draining very slow. Needs a little TLC!

Read the Key Instruction! Put keys back in lock box immediately. Do not lock yourself out!
If you don’t read the precise key instructions, which I did not do; they will let you in but you’ll get an ear-full AND a $100 charge!!!!!! The place is older, clean, all the amenities you could want. Dark blue main bathroom is hard on the eyes and some gaps in windows but that’s the age and proximity to the ocean taking their toll. Location is amazing even if initially you feel you might be swallowed up by the ocean in the night. We’d stay there again. The two rooms and the twin beds were the reason we chose this place. Avoid the property manager, he goes to bed at 8 pm and isn’t happy to leave his warm home to come assist stupid renters, hopefully the extra $100 made him happier.

The condo is dated, as are most of the Kona Reef units, but it was relatively clean. We really like having the corner unit. Large deck and excellent views.

Needs a good clean
The location, view and communication was good. However the place needs a good clean! Example baseboards in bathroom were dirty, other bathroom doors were dirty too. Half the closet in one bedroom was full of furniture pillows so left very little room for storage in the twin bedroom. Kitchen knives need to be replaced. Glass doors to balcony needed to be cleaned too. A little TLC and this could be a 5 star to me.

Great Complex, Great Location, Great Views, Dated Unit, Less than good cleaning
We have stayed at the Kona Reef multiple times in several units and were very happy with all of them, but less happy with this unit. This complex is in a great location, short walk to town and right on the ocean with great views. Most of the units are great. This unit is ocean front with great views, but with a partially working stove and dated appliances, and the place needs to be professionally cleaned. Windows and blinds have not been cleaned in quite some time. Bedding is not done well. If the unit gets a good thorough cleaning it would be great. I hope the owner reads this and speaks to the manager. The manager did respond quickly to a couple of broken items, but needs to replace the cleaning service as they did not do their job. I would definitely stay again if it was cleaned properly. I rate the Kona Reef as 5 stars, the unit as 3 stars.

Run down and dirty but great view and location
When we first entered the condo, we were greeted with an overwhelming smell of air freshener. We realized after a couple hours that it was trying to mask the smell of mildew and what can only be described as unwashed feet. The couch smelled so awful, we couldn’t even sit on it. Like one of the other reviewer stated, it’s not that the cleaners just missed a few things, most of the surfaces recovered in thick layers of dust and were sticky to the touch like they hadn’t been cleaned in years. The toilets were absolutely filthy. The second bedroom was beyond cramped and the beds were incredibly uncomfortable. All of that said, the views were amazing and the location was great since you could walk to town. If cleanliness and comfort are important to you, look elsewhere. If all you care about is a great view and location, go ahead and book this place.

Amazing location, but a tired unit
As some have written in their reviews, the location right on the water is amazing. Easy to sleep with the sound of the waves. This is a corner unit that faces Honl beach, also a bonus. However, we have never stayed in a dirtier unit in Hawaii. It isn’t that the cleaners missed something this time around, but that some things seem never to have been touched. Dust is thick on books, blinds, lights, out of the way counters, inside closets. The upholstery needs to be cleaned, as do the carpets. Also, given the tight quarters, we don’t know how 6 adults could stay there. It was crowded with just four. That said, we loved the location and the sound of the waves. Even as a foursome of accomplished swimmers, we didn’t think entering the water at Honl was advised. Lots of rocks and wave action. But that didn’t keep locals away from boogie boarding, much to our delight daily entertainment.

Another great stay at Kona Reef
We loved our time there and this condo has a great location within the complex as it overlooks panoramic views of the ocean and also Honl’s beach. The kitchen was well equipped and the large lanai made it easy for our family to enjoy the views and sunsets. Although this condo has not been renovated for a long time and it’s showing it’s age, functionally it works very well. Would we stay there again? Yes we would. Communication with the property manager was excellent as we locked ourselves out the first morning. Only reason for four stars vs five was the cleaning when we arrived wasn’t great, the lanai was a bit of a mess and it would be nice to see some more updates within the unit. Overall though a great spot to spend time on the Big Island as it’s walking distance to everything Kona offers.

Although the location was great and being beach front was amazing, the unit itself was disappointing. It was roomy and had the 2 bedrooms and baths which seemed fairly clean. We had asked for the two twin beds to be put together, which they weren't. In the rest of the unit, the sliding doors and screens did not work very well, nor did the other windows, there was dust on the furniture, windowsills and blinds, the rug needs a good cleaning or replacing and the kitchen, which we used a good deal, had one burner that didn't work and a tilt to others. The main room air conditioner was broken, yet we were able to have the owner bring in a floor model which worked! We love the big island and will be back again

We only stay at the Kona Reef complex. The stay was wonderful. Our agent was responsive and very accommodating. This was our 4th stay at the Reef. It is too dark in at the doorways and many vacationers are not comfortable with this, especially women. Great vacation

Lovely property, great location, fantastic view
We spent 10 nights here and loved them all. Layout was spacious and the advantage of a corner unit is worth it! The kitchen utensils were gourmet quality. Unfortunately dishwasher broken upon arrival and unable to replace part in time during visit. Only recommendation is for clearer instructions for TV watching, though the lanai with the sound of the ocean and the view of the surfers were enough entertainment! I’d stay again here in this unit , we loved it!!

Sunsets Spectacular, location is everything
This is a spectacular location: on the beach, hear the surf and watch spectacular sunsets, whales, surfers from the lanai! Walking distance to shopping and food but not in the middle of town. The pool, hot tub BBQ area is the best! Condo needs some updating, change of carpeting. We were comfortable here and enjoyed our time.

It really is right on the water!
The pictures do not lie! This unit has an absolutely wonderful balcony just feet from the Pacific. Sitting there with morning coffee or with wine for the evening sunset was delightful. The decor was a festive tropical theme. The kitchen was extremely well stocked - plenty of place settings, cookware and utensils, and wine glasses. We would have liked a few more glass glasses for ice cold beer, though the plastic glasses supplied were acceptable. The beds were comfortable. We never used the air, as we prefer fresh air. The temperature was just right with the windows open and the fans going. The location was also perfect for walking to restaurants and shopping in town. Huggo's was a good breakfast and dinner spot right on the water. Foster's Kitchen was also good dining a short walk away. Overall this was just a wonderful condo for a week on the Big Island.

Amazing location.
Property was in a great location, couldn't ask for better. Property is in some real need of a good cleaning. There were long blond hairs in the freezer, and in drawers where silver wear were kept. Dark hairs in the bath tub and shower floors, and long dark hair on the master bedroom bed. Sand on kitchen floor, found the broom but no dustpan to pick it up. Living room carpet was filthy. Little kids dirty foot prints, and food stains on living room carpet. Large cutting knives were rusty, and there were no condiments, spices, plastic rap, or containers with lids for food storage. Couldn't do much in kitchen without these things. But it was in a great location!

Home Away From Home!!!
What an awesome location!!! We loved it. The view is spectacular. Such a wonderful place to relax in and there is just endless viewing of the ocean, the skyline, sunsets and sunrises, water sports. This place is also in a great location! The new BBQ;s are fantastic! Just a note to let you know that there was a couple things like chips in the dishes, there was a bar on the screen door that kept falling off, a kettle would have been nice. These were just a few things we noted, however, we easily made do. I must say that when we alerted staff to problems like the microwave not working, a new one was right away installed; when the latch on the sundeck doors locked on it's own, a maintenance person came and fixed it right away--so that was great! Thanks. Yes, we loved it!!! Thank you so much for sharing your space with us. We were blessed by it. We certainly hope to be back.

Close to water, close to downtown Kailua
If you like the loud sounds of crashing waves this is about as good as it gets. Location is right ON the water with great views of the ocean, surfers and nearby small beach. Managers of condo responded very fast. Queen bed and all else was comfortable. The location of this condo is ideal for walking to town. Many restaurants are within a 5-6 minute walk. Plenty of free covered parking with no issues. Pool area is nice as well as a number of outside BBQ's by the pool can be used for cooking. We appreciated the extra tp, paper towels and so on that was in the condo. CONS: Road noise can be heard when the ocean is calm. It's amazing that although the Kona Reef condo has elevators and yet to most of their condos (including this unit #A11) one still has to lift and carry their luggage up-and-down some steps. Whomever originally designed Kona Reef didn't seem to be able to design the condos to not have any steps needed. If you want to stay at Kona Reef and can't deal with any steps then only building F is for you. It wasn't a big deal for us however I do wish to caution those who might not be able to handle steps. The windows on the south side badly needed cleaning. Overall the condo could use some updating. The portable beach chairs need replacing.

Perfectly wonderful!
This is a wonderful unit -- two bedrooms and two bathrooms, very comfortable and a terrific view. The condo is on the second floor, corner unit with an unobstructed view of the ocean. Lovely to sit on the deck at sunset -- or any other time of the day. We frequently saw dolphins and a large sea turtle visited the rocks outside several times. Easy walking distance to Huggo's and the main Kona shopping areas. All in all it was perfectly wonderful.

There is no better location to enjoy the coast in Hawaii
This condo has a stunning view of both the coast (only 50 feet away) and the adjacent sandy beach park. The second floor location is perfect for privacy and quiet in this amazingly peaceful Kona Reef Condo project. Pool and hot tub area is great and BBQ area is very functional. This condo is just walking distance away from the center of Kona, but far enough away to be totally relaxing. Kitchen stove and sets of glasses, plates, utensils and especially knives need updating and replacement. This unit is not ideal if you can not manage 6 steps to get here.

Thank you for taking the time to give your comments. It is a concrete building - no termites. There was one wooden item in the second bedroom that got hit with some wood beetles, and it was removed and replaced one day after it was brought to our attention. It is rare, but can happen from time to time, and is always handled promptly. Mahalo
