"My wife and I enjoyed our stay here! The room is basic but equipped with all the essentials (private entrance, private bathroom, kitchen sink, and fridge). It’s perfect for use as a home base while spending your days out and about. It is very close to a bus stop, about a 4 min walk, which gives easy connection to the rest of the city. The family is very quiet and we were not disturbed at all during our stay. "

"Very welcoming home on 3 levels. Was beautifully decorated with quirks and style but also very well kitted out in the kitchen. Great heating, hot water, relaxing lounge, great kitchen and comfy beds with lovely white linens. "

"We thoroughly enjoyed this beautiful home! The only downside was the lock on the front door-which actually locked us IN. Thankfully we were able to remedy the situation and completely enjoyed our stay!"

"Amazing location. Heart of the city yet you feel like you are in the countryside. Lovely communal space. The large glass windows out to the private garden are amazing. However parts of the property are a little tired and could do with a refresh."

"The property was clean and pretty much as advertised. Note there are not four queen size beds but 2. The cutlery could do with being changed too as it is cheap and not fit for purpose."

"Property was old and dirty the house was a stink. The room was a very smoky of food they were no splendid and full of humans here, The floor was a sticky. I didn’t feel safe because there was a two German Shepherd dog inside the house. I had to ask if it’s okay to get out of the room. I only stayed for one night and I paid for 3 nights.that wasn’t fair."

"Great location for walking to all the great spots in Edinburgh. Beautiful home and backyard… our family really enjoyed our time in the eating area and outside. Paul was very easy to deal with and helped make our stay special."

"This hotel was amazing. It was very modern and very clean. They even upgraded me to a deluxe room, which had more space and windows. It was very roomy. The bed and pillows were very comfortable. I couldn’t believe I could find such a nice room at such a great price right in the Royal Mile. You have to be careful which ibis you go to since there are two just a block away, but they obvious are used to people’s confusion as they instantly asked to see my reservation, anticipating I first went to the wrong room (which I did). I still don’t understand why no hotels have Kleenex available, but it’s all of them."

"We booked this property quickly after a mix up with another accommodation during a stressful time. The property was clean, the inclusive breakfast was great, the location was excellent distance to the tram and the airport and rental car drop off. "
