Walking distance into Leith, Ocean Terminal and less than 5 minutes to buses that take just 20 minutes to the Royal Mile. Great location and very reasonable price. "We were there for 5 days. Good and bad points, first on arrival there was no parking (advertised as free), when we found parking it was expensive. The location is fine, nearto buses and trams. I wouldn't classify this as a Hotel, more serviced rooms with very limited facilities - i.e no drawers anywhere to put clothes and very limited hanging space, no fridge etc, 2 of us shared the one chair between us. "Amazing bed and breakfast in a perfect location for us, for attending Fringe Festival, with bus stop directly outside and regularly buses. We received a very friendly welcome and our room was a good size with very comfortable big beds, tv, tea and coffee facilities which were renewed each day, plenty of towels, and complimentary slippers with a lovely view overlooking a park.
