Overall the place is great! The view of the Arch and the ocean was really amazing for morning coffee and wine/drinks in the evening after busy touristy things during the day.
Kitchen: everything you need to make food if that is what you choose to do. Fresco is only about 0.5 mile walk(dirt/dusty road mostly), or $3 Uber ride one way. There is a dishwasher, plenty of plates, silverware and drinkware.
Bathrooms: Half bathroom upstairs, full bathroom in the primary suit and Jack/Jill between two other bedrooms.
Sleeping arrangements: Good linens/pillows/mattresses. We had 3 teenage boys with us. 2 slept in the bedroom that had 2 twin beds and 1 on the pull out couch. Warning that the pullout couch is not good at all, mattress is old and even a 100lbs kid could feel the frame. He ended up just sleeping on the folded couch. Not a big deal if you are not counting on the 4th "bed" for someone to sleep on.
General area: Quick Uber trip to most of the popular areas(Chilleno and Santa Maria beach, Marina and downtown Cabo). Average ride one way was about $8. There are 2 pools in the development we didn't use, NO GYM. There is not really a great area to go for a run, at least not in the 90 degree heat since there is a lot of new constructions around and all the roads are dirt. There is a seafood place Pata Salada only about 0.3 mil away that was amazing! Good food, drinks, service, view and price(half of what you would pay at the marina).
Other: I had a hick up getting all the info re: check in code and map of the place, but Dawn communicated frequently and got it all to me as soon as she could.
If you can pre-arrange your transfer from the airport, do so. I found 1 for $135 round trip, but didn't book and ended up paying $210 at the airport.
Also, keep your little paper they give you at customs(bottom of your declaration form) because that is your VISA and they will ask for it when you check in for your flight out of Mexico. If you lose it they will charge you $650 pesos(they only take pesos) which is about $35 bucks.
And BUGS: listen.... we were there mid July and occasional ant, mosquito or some other creature when it is 95degrees and 45% humidity would pop up, but really not that big of a deal. Same time last year in Florida my family lost about 3 units of blood from the mosquitos. It might be different in the spring/fall, but we also spent minimal amount of time in the house
If we ever visit Cabo again we would absolutely stay at this place.
