The Space:
Our charming home is one side of a a new duplex build in one of Nashville’s fasting growing neighborhoods, Woodbine! With some of the best local coffee shops (Red Bicycle, Sam & Zoe’s, District, and Tempo - to name a few!) and restaurants (Hemingway’s, Bastion, Diskin Cidery, Baja Burrito, Vui’s Kitchen, Monell’s, Hugh Baby’s & more), you’ll love the convenience to downtown, but the quiet of the neighborhood. The design of the home features shiplap walls, floral wallpaper, a bright, airy kitchen, and outdoor living space that looks out over tons of green grass and trees with a spacious backyard.
DOWNSTAIRS
-One bedroom w/Queen bed with a full bathroom
-Open concept kitchen, 50inch TV, and dining room - dining table with seating for 6. Kitchen counter seating for 4.
-Kitchen fully equipped with cookware, dishware, drip coffee maker, Keurig Mini, and mini french press with some coffee beans and a grinder to get your started.
UPSTAIRS
-Living room with a Queen size sleeper sofa.
-2 bedrooms - One with a King bed, the other with a Queen.
-2 bathrooms - One master suite with huge bathroom with double sinks en suite to the King bed bedroom, and another full bathroom next to the 2nd bedroom with the Queen bed.
-Comfortable and stylish living room to hang out in and watch TV on a large screen Smart TV. Netflix, Hulu and other apps can be accessed with own login.
-Washer & Dryer available for guest use.
OUTDOORS
-Hot tub and fire pit.
-Grill w/propane tank.
-Fire Pit - will need to purchase your own wood.
PET RULES: DOGS ONLY - up to two under 50lbs
Leashes: Dogs must be leashed when outside
Clean up: Guests must pick up after their dog and use the provided dog bag station
Furniture: Dogs are not allowed on furniture or beds
Supervision: Dogs should not be left unattended. Dogs need to be crated if left alone in the house
Housebroken: Dogs must be housebroken
Crates: Dogs should be crated if left alone inside
Potty areas: Guests should use designated potty areas
Noise: Guests should ensure their dog doesn't cause excessive noise

**PLEASE NOTE: Please remove any snow/ice/debris from the cover of the hot tub before attempting to open! Failure will do so may result in damages.
WHAT'S IN THE HOUSE
-Fresh bed linens provided. We’ll provide towels, wash cloths, travel size shampoo and shower gel on each bed. There are extras in each bathroom, if needed during your stay.
-Each full bathroom has a hair dryer and makeup washcloths.
-The laundry room has one iron & ironing board.
-We also provide an *initial round* of toilet paper, paper towels, & coffee, if you need more, you can stock up from the grocery store (Kroger is nearby).

***HOUSE RULES/AGREEMENT MADE UPON BOOKING***
A great deal of passion went into the design and decorating our Nashville home so that it would be both beautiful to behold and beautiful to experience for ALL. We assume all of our guests will be respectful and excellent, but we still want to make sure you understand our rules and expectations so we're all on the same page. Please help us preserve our house for yours and others' future stays by accepting these rules before you book:
-There is NO smoking allowed inside the property. If smoking outdoors, please keep doors and windows closed so the smell does not enter the house.
- Please observe PET RULES. If these are not followed you may incur additional fees.
-Absolutely NO major parties. If you're looking to book our place to throw a party, we have exterior security cameras that would allow us to see if there is a party going on and how many guests are ACTUALLY staying at the house. We're ok with small celebrations with the allotted amount of guests allowed/booked for (no more than 8).
-Decorations: Absolutely NO GLITTER and NO CONFETTI. Any decorations you put up must all be taken down including any tape residue. Any tape residue or damage found on walls due to your decorations may result in being charged.
-Please leave the house in the condition you entered it in. THE CLEANING FEE DOES NOT COVER EXCESSIVE MESS. The fee is to cover the expense hiring our awesome cleaner to clean all linens, kitchen, bathrooms, living areas, dusting, and up-keeping the house. It does not include her cleaning up after any disrespectful messes left behind. Please follow easy check-out instructions in the welcome book. If you follow those, you’ll be in good shape.
-Please communicate with us about anything that has been broken during your stay. Any excessive mess or damaged items MAY result in withholding of deposit. We are reasonable people and will understand if accidents happen, but please do not try to "hide" it from us as we want to make sure everything is taken care of or fixed before our next guests come to enjoy our property.
-RESPECT OUR NEIGHBORHOOD. Remember, you're not renting a hotel room, you're renting a house in a neighborhood where people live. We ask that you respect our neighbors and neighborhood by keeping your exterior noise level down at ALL times during the day. ANY complaints received from our neighbors (whether noise or just being a disturbance in any way) will result in a fee
-Internet Use: NO illegal downloading of any sort, no p2p file sharing. (We had to fine a guest for this because my internet company flagged the illegal internet usage and fined me).
LUGGAGE DROP OFF:
While we would love to be able to accommodate luggage drop off requests, there simply isn’t a ‘'holding area” in our home that wouldn’t interfere with our cleaners ability to move freely during their clean. We recommend you contact Stow Station.
The total price of the reservation is based on the nightly rate set by the host, plus fees or costs determined by the host or booking platform.
Guest Access:
Guests have access to the entire house with the exception of any locked owner's closets and the attic.
The Neighborhood:
Woodbine is one of Nashville’s most quaint, hip neighborhoods! Old charm mixed with new construction and development makes for a neighborhood with eclectic personality. You’ll find some of the best ethnic restaurants in Woodbine as well (we love Gojo, La Hacienda, Ginger Thai, and Istanbul). You’ll also love some of the newer restaurants (Vui’s Kitchen, Hugh Baby’s, The Yellow Porch, and Sunflower Cafe). And if you’re looking for coffee and juice shops, this is the place to stay (Sam & Zoe’s, Falcon Coffee, Juice Bar, Red Bicycle, Flatrock, and District). It’s also a great spot for antique shopping (Gas Lamp & Gas Lamp Too) and furniture stores (Nadeau, Southeastern Salvage, and Meridian Home). If the night life is more your scene, you will love all of our local bars (Bastion, Flamingo, Hemingway’s, and more)!
Getting Around:
Uber and Lyft are GREAT to use in Nashville. They're always about 2 min. away when you are ready to request, and you can get just about anywhere in Nashville quickly. If you decide to rent a car, the driveway can park only 2 cars in the driveway with NO street parking.

** While staying with us, PLEASE make sure ALL doors are shut and locked when not in use! PLEASE do not leave any valuables in your vehicle if parked on the street. Nashville is a BIG city so please make sure to be vigilant with our property and yours!!

A lot of time, care, and money has been put into this home that we LOVE. I only want to have the best guests who will respect my property AND my neighbors. Not looking for rowdy crowds to stay here.
