You will have access to the entire basement apartment (1600SQFT) with 3 bedrooms, 2 bathrooms, and your own laundry area.
You may use the backyard as well! Huge lush lawn area and a kid`s Play set in the bark. You accept any and all risk of injury for you and your guests.
You have your own dedicated cement side yard parking and we do not allow you to park on the street, in order to keep the attention down in the neighborhood we do ask/require that you park behind the large vinyl fence/gate on the south side of the property! plenty of room to park your larger vehicles too! .
We are available most hours on the message thread when needed. We allow our guests privacy.
On the Lehi/Highland border. New construction all over! Gorgeous views, Cows and wildlife nearby!
Best by car. we offer off-street dedicated parking. Uber and Lyft are readily available in the area typically too.

The upstairs part of the house is occupied by full-time tenants/families of the owners. You may hear some noises from the guests staying upstairs.
Utah has a high desert climate and as such there are house ants, occasional harmless spiders, or Box Elder bugs that are usually seen more during seasonal changes such as going from winter to spring or vice versa. As responsible hosts, we have agreed to a pest control contract with Uintah Pest Control to service all our properties. Sightings are rare but are possible. An occasional sighting is not considered a reflection of the cleanliness of the property. 1) LOCALS MUST MESSAGE US BEFORE BOOKING.
2) Occupancy limits: We do not allow more than 8 guests in this listing or on the property at any time, violation of which will result in the removal of all guests from the property immediately without refund. You also agree to pay for the `additional guest fee` associated with your reservation if applicable (just because it can sleep up to 8 doesn’t necessarily mean it`s all included in the nightly rate). You understand that this listing has full-time tenants and/or owners living above and it is important that you and they are respectful of noise and quiet hours.
3) This is a self-check-in property: You certify that you are willing and able to follow the instructions that are being provided by Airbnb through the house manual or check-in guide. You can find our house manual and check-in guide here on the airbnb platform on our listing. You also agree that you will not contact your airbnb host BEFORE reading the house manual and the entire listing.
4) Fees: There is a minimum $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a minimum $50 LATE CHECKOUT FEE if you are there longer than you have been authorized as our housekeeper charges us in such a case. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.
5) Quiet Hours are after 10 pm-8 am. Please be aware that you are below an upstairs unit, and you may hear them during your stay and they will likely hear you, similar to a hotel, condo, or apartment and they can likely all hear you the same. Please be mindful of others.
6. We allow 1 hypoallergenic dog under 25 lbs as we pay for a short-term rental insurance policy allowing pets. We charge $25/night or $150m(whichever is less) after you book, through the Airbnb platform. This fee is not an additional cleaning fee. When you bring a pet you agree to a “zero impact pet policy” meaning that when you depart there will be no additional work required to clean up as a result of a pet being on-site. Animals are not allowed on any furniture. Please help us by closing the bedroom doors to keep your pet on the hard surface areas and off of the beds. Also, the pet fee would be added after the booking is confirmed. Thank you!
7. Please remove shoes/boots from the entry as you enter the unit. SKI Equipment and bike or other recreational equipment must be kept in our appropriate ski rack area only
- If there are any signs of illegal drugs or smoking you will pay a minimum fee of $250 or more as decided by your host AND you will be required to vacate without refund. - - WE DO HAVE, AND DO MONITOR OUR EXTERIOR SECURITY CAMERA(s) for guest count compliance and for the safety of our property and that of our guests. :) The cameras are motion-activated and can record video and audio. Driveway, backyard, fire pit, basement door, and stairs.
These rules may seem intense, but we are very easygoing when our lovely guests follow the rules and 99% of them do. It`s our pleasure to host you!
Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. The host retains the right to charge for lost dates you have removed with an alteration of at least a partial amount to the discretion of the host.
There is a $50 LATE CHECKOUT/EARLY ARRIVAL FEE if you are at the property without proper authorization from the host. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.
