AC didn’t work in our room so the temperature was 76 degrees all night. Very uncomfortable and hot to sleep in. They also make you throw your trash down the chute before checking out which is strange considering the luxury price. Other than that it was good.

I stayed in this studio for two days and, overall, my experience was positive. The location is excellent, right across from the Rogers Centre, which is very convenient for attending an event or show. The Eaton Centre is also about a 15-minute walk away.
The day before my arrival, I received check-in instructions. However, the code needed to access the safe containing the key was never sent to me. I tried contacting the team several times, but they only sent me general instructions rather than the code I needed. Fortunately, I finally received the information in time for my arrival.
I checked in about an hour early, and the person I spoke to on the phone was very kind and accommodating. I wasn't charged any extra fees, which I really appreciated.
The apartment matched the description well: it's a small, loft-style studio, simple but functional. As I was traveling alone, the space was sufficient and comfortable for a short stay. I'd say it's ideal for one or two people for a few days.
Check-out went smoothly. However, I found the policy stating a $100 fee for personal belongings left behind in the apartment rather odd. Also, the instructions said to dispose of garbage in a chute located upstairs, but despite searching several times, I couldn't find it and had to ask the lobby staff for help.
Despite these minor inconveniences, the apartment was clean, well-located, and convenient for a short stay in Toronto. I would recommend it for a single person or a couple looking for
Although I was hoping for early check in, the host, graciously allowed us into the property early, so we could change our clothes, for a wedding. Thus enabling us to leave our luggage, while the unit was being prepared for us. Really appreciated this gesture of trust, and hospitality.
Communication between the host and property provider, SUPERB.
The entrance instructions were very helpful. Location was on par for any activity in the south end. Condo was clean, though a few items needed fixing (curtains and fridge door). Overall, a great choice and we would stay again.

Don’t expect an actual hotel with all the hotel services you typically would get. Parking is not guaranteed.
Would never book again. BE CAREFUL when booking. Their building at 209 Fork York has ongoing AC issues that they blame on the building so there is no accountability in checking if it is working before your stay. Because of this lack of accountability we walked into an 80 degree room with a window cracked open that also ended up being broken. They sent maintenance but they couldn’t fix it. There was no proactively in finding us solutions we had to ask about getting our money back or getting another room with working AC. Their solution was going to cost us more money and time by relocating us in a different building that we would of had to Uber to (mind you this was an ongoing conversation about 2 hours post check-in). We were out to dinner still dealing with the issue. When we explained that option would cost us more time and money they framed it as an upgrade. We didn’t not take the “solution” worried they would use the “upgrade” against when asking for money back. They only offered us 30% off our stay while wasting our night dealing with them and still having to sleep in an 80 degree room. Too many trade offs no actual good resolution.
Very unhappy and heavily disappointed with the stay. We were told check in was at 4 and we could arrive early to drop our bags…We arrive at 4 no key in lock box… wait on the phone for 30 minutes with terrible costumer service, cleaners are still cleaning the room. We sat there for an hour and 45 minutes getting to the room at 5:45 making us late to going to our concert which is very upsetting when you pay all that money. For the room to not even be up to normal air bnb standards. Nasty stuff all over walls with holes and marks everywhere, just a typical wipe down done no thorough cleaning done between guests and that’s insane since we sat there for almost two hours while they quote on quote were “cleaning” that should’ve been done hours prior to check in. Terrible parking too btw.
This was a disaster from start to finish.
Arrived in Toronto and messaged to ask if we could check in 30 mins early as we had to attend an event. They said it was unlikely but they would let us know as soon as it was ready. No one ever got back to us. We went to our event and arrived to check in at around 8pm.
We arrived to an apartment that had clearly been flooded, and no one thought to mention.
There were industrial dehumidifiers and fans all over the place, with pipes leading to the sink. You xouldnt access the bathroom for an industrial fan in the doorway.
When I messaged the number I was given, I was told it would be ‘investigated and addressed’. No timescale given and it was 9pm.
When hotels.com finally intervened we were moved to another apartment, almost two miles away.
Despite River Stays advising Hotels.com they would arrange transport for us, they did not. We were left to make our way two miles across the city just after being advised there was a live shooting going in Toronto.
When we finally arrived at the new apartment, there were cigarette and joint butts all over the balcony that had been there for weeks. There were smudges on the bedding which I didn’t dare ask about.
I was told all of my issues were being raised to management for compensation but no one got in touch. When I messaged the number a few days later, whoever responded clearly had no idea what had gone on.
This company shouldn’t be operating short term lets.
This is advertised as a hotel but it is an apartment building renting out their empty rooms. There are no maids or a concierge, when we called the help line to ask about an early check in we were told they would call when the room was ready. They did not and we ended up waiting around the entire afternoon. There was no air conditioning and stains on the floors. The bed was incredibly comfy though. For five hundred dollars a night though, I expected more than just a comfy bed. I would not stay here again.
We really enjoyed the convenience of this location. It was just a 2-minute walk from the FIFA 2026 Watch Party, making it the perfect place to stay. It's also within walking distance of the CN Tower, Rogers Centre (home of the Toronto Blue Jays), the waterfront, and plenty of great restaurants.
The space was spacious and comfortable. The only area that could use some improvement is the cleanliness, especially the couches, which could use a deep cleaning, along with a bit more attention to the overall cleaning of the property.
Overall, we had a great stay and would definitely consider staying here again because the location is hard to beat!
