"The family room is very spacious, staff are really nice and accommodating. All toiletries you need are free to take in the lobby which is very convenient. We had a good stay, plus location is well accessible to train stations and busses."

"A large hotel which is across the road from a train station(above ground), It has a Family Mart connected to the lobby and a large supermarket is nearby. For us, this property did not hit the mark. Rooms: are large but in our twin room, one of the beds was still up against a wall and so one of us had to climb in to bed from the end? Tour Groups: it caters for large tour groups which can make breakfast a terrible, frantic affair (we had to line up at 6:30am one morning for over 10 mins just to get in) Staff: perhaps because of the nature of the clientele, the staff do not offer the polite, welcoming manner of other Japanese hotels. We were greeted only once during our stay, of an entire week. When we first arrived the reception guy said bluntly: "check-in is at 3pm, if you want to come now, you will have to pay extra!" What a welcome...no welcome to TBSP, no unfortunately, no the room is not available, etc ......When we did check in later that day, it took over 10 mins, the city tax amount was not known and we were not even told our room number! (we read it off a little receipt) by the girl. Families: a popular hotel with families, we had neighbouring rooms who 1. left their door ajar so that the children could run up to another room(so from an open door, there was constant noise) and 2. sent 4 children out to play in the corridor unsupervised, when I went to ask where their parents were, I was told "out shopping!""

"We skipped the breakfast because the aeon supermarket and coffee shop opens at 8am so we went down to the coffee shop for breakfast! The hotel is great! Clean, spacious rooms! The onsen and grand ariake garden mall is the best place for families to stay! Such good restaurants and the onsen connected to the hotel is so clean and relaxing! "

"Room was small but clean. I was disappointed that housekeeping was only provided every two days. Compared to other hotels at a similar price point, the overall value didn’t feel as strong. Breakfast was just okay—the buffet was quite limited. The French toast and yogurt bowl were good, but overall it felt expensive for what you received compared to other places we’ve stayed in Tokyo. It was nice that the room included a washing machine, but unfortunately ours had an unpleasant smell. Overall, I probably wouldn’t stay here again, as we’ve had better experiences at similarly priced hotels. I would consider this closer to a 3-star hotel than a higher-tier property. "
