We loved the proximity to the beach and shops, with good options for food. Split systems in all rooms is great. Fully functioning kitchen is great. Secure garage was appreciated. Great clear communication. Some light globes busted and poor ventilation in downstairs bathroom. Minor issues, I would stay again.
The iocatıon ıs 5 star, rıght near the beach, the managwr was great to deal wıth, shops nearby too. Loved our stay. Low key beach house apartment vıbe whıch was what we wanted. Thank you

This is a perfectly adequate accommodation for a one-night stay. Functional and well-supplied.
Whilst it could do with some extra character, this is made up for by the proximity to the beach.
Excellent location with 10 min access to peninsula hot springs, enchanted gardens and Arthur's seat. Property itself is right on the beach. Some restaurants in Rosebud but many more in Rye and Sorrento.
We enjoy heading to Rosebud each year to stay at Joyce Beachside Escape - Rosebud. It is so close to everything. The highlights are being close to the the playground for the kids and the beach. There is plenty of room for the family at the place and parking for two cars off site if required. We will be back next year!
Great location with the beach beside the property, across the road from shops, restaurants etc. very central to explore the area, ie, Arthur’s seat and Point Nepean
We were in the perfect location for a family getaway. Right on the beach, close to everything. Shops, cafes, restaurants, bars, and playgrounds. So much to do and see in the area. The home was great. The kids loved it. We loved it.

A good accommodation option for the price in a great location, especially if you have kids as there is a great playground a few minute walk away. A minute walk to the beach, fantastic to have safe and secure parking and a few restaurants within walking distance as well. There are three bedrooms, which we didn't realise and was a bonus. Two single beds and a double downstairs, serviced by a bathroom and a queen upstairs also with a bathroom. We found the double bed downstairs to be in need of an upgrade and all of the beds are very hard - not a problem if you like a very firm mattress! Some greater block out curtains are needed downstairs as well as the spotlight from next door floods in. The apartment is a bit tired but fine for the price, it is spacious and we appreciated the fully equipped kitchen.
We are very happy with our stay, very comfortable beds etc, the property could do with some maintenance, cleaning & new bath towels but we did enjoy the unit & would stay again
It was a great location a 2 min walk to the beach, close to shops (walking distance) and very close to the venue.
It was clean and tidy and the price was good for the 2 nights
Communication was excellent- we had all the info we needed for a perfect stay. Apartment was well stocked, warm and comfy. Towels were a little thin but overall we had a great stay. Access to the beach was excellent. Highly recommend- we will be back if in the area again.

Dirty grout, bathmat big stain, towels with brown marks, hard to find 2 clean ones,1 bed's pillowcase had stain on it, lots marks on walls etc, fan didn't work in 1 bathroom. some noise from traffic at night, we come from a very quiet neighborhood so may not annoyed everyone. Good heating, good location for supermarkets, pier and beach. Stairs made it impossible to bring suitcase to bedroom so ended up leaving downstairs bit of inconvenient that way. We made our 4 nights stay work but felt it could have been cleaner and maintenance done better. Never used electric jug as full of brown rusty water. Washing machine was good.
Had a great comfortable stay in rosebud for one night in Joyce’s apartment. Communication was great with Joyce and the whole check in/check out was super easy! Close to beach and shops with everything needed for a comfortable stay.
Will be back if needing to stay in rosebud again.

Was absolutely perfect for what we required. Super location, and will definitely keep this in mind for our next brief stay. Everything was as advertised, but linen seemed to be missing the top flat sheet, could have been an oversight.
Great location to stay for a few nights on our road trip. The waters edge and top park facilities directly out the back of the units. Supermarket and good coffee right across the road. Easy drive to everywhere ypu want to go.
Perfect location for family with primary school age children. Hope out the front door and it's 2 minute walk to beach, 2 minutes to park and 2 minutes to shops. Perfect for relaxing and having fun at the beach. Apartment comes with everything you need. We book this place every year for the last 5 yrs coz we love it.
Suited our needs well, especially liked main bedroom up stairs, little bit privacy away from 4 big teens lol. loved the location, close to shops and right on beach.. we only stayed one night, quick trip for boys mountain bike riding at red hill. building is little old, and could do with a bit of extra deep cleaning, bit dusty in places, basin not wiped, probably missed, grout in shower needs good bleach in places. so only gave it an 8 for cleaning but nothing a little TLC wont fix.. Would have been nice to have some tea bags etc for a cuppa,but over all nice stay, thankyou.
Pros:Property is in a great location- so close to the beach and shops across the road. Short walk to a playground.Spacious property, with two bathrooms.Full kitchen had everything we needed. The property has its own garage to lock your car away.There’s a Nintendo 64 and other games and movies. ConsIt is very close to the main road so you do get some road noise.Place could have been cleaner with food crumbs on the floor, and balcony had a full ash tray of cigarette butts and a bit of rubbish. One issue we had was with the gate to the property.There is an exit only pedestrian gate to the foreshore but when we tried to use it we got locked in between two gates. Despite having the keys with us we couldn’t get out. The key hole had been plugged with something so the gate was unusable. Luckily my husband was able to jump the fence and open the gate from the outside. If he wasn’t able to jump the fence we would have had to call someone for help.Overall the location and price was great compared to other properties in the area. Property could do with a freshen up and a coat of paint.
