"Great location, not a tweaked hotel. It’s older and due for remodel. Toilet leaked every time I flushed, not very happy about walking in poo or pee water. Staff moved me to another room and that room smelled like a dog and spray to try to cover up the smell. "

"The air conditioning took a long time to cool the room, and the lighting throughout the space was poor. With no true blackout blinds, the room stayed in an odd, dim mood that never felt comfortable. The bed was the biggest disappointment: extremely low to the ground, overly soft, and difficult to get out of. The comforter was also washed incorrectly, resulting in noticeable pilling. The bathroom was a good size and included a tub, but the toilet had a strange scent handle that I kept accidentally grabbing. I booked this room specifically because the listing advertised “luxury amenities.” At the same time, the bottles were once luxury products, Davines. They are clearly refilled with inexpensive, non‑professional products. The shampoo was bright orange, and didnt smell at all, and that's not Davines shampoo. For someone with a lot of hair, this is a dealbreaker. The lotion and countertop items were also basic motel products, not luxury. The pool area looked nice, though we didn’t use it. I didn’t see an outdoor shower, which would be a valuable addition, ideally one near the entrance as well. The flooring color is attractive, but it becomes extremely slippery when you walk in with sand on your shoes. The hotel was very quiet, which I appreciated. They are currently building another small hotel right next door. It’s clear"

"We stayed here for a month and absolutely loved it. The place was very clean and clearly well cared for. It truly had everything you could need — they’ve really thought of everything!The location is fantastic, and it really is just a 1/2 block from the beach. Sheryl & Rich were very responsive if anything came up.The only minor issue was that the internet could be a bit spotty at times, but it seemed to be more of an area issue or possibly due to the thick walls in the older building. Overall, it didn’t take away our wonderful stay! "

"Perfect place close to the beach, just cross the street and walk thirty steps past a couple apartments and you’re there. So close that if u need to go to the bathroom it’ll take u 2 minutes to walk. The hotel is very clean and equipped w a refrigerator and microwave. They have beach towels and boogey boards you can use for free! The people are super nice! The place does seem a little old but if u want the beautiful newport beach, this is the place!"

"The location was perfect with the ocean, little restaurants and a small park a very, very short walk away. Also, in this popular area, it’s wonderful to have a place to park in the driveway.The casita itself was just right with everything I needed. Excellent water pressure in the shower is an added bonus! Excellent communication with the host!"

"Room was ok for the price. But there was no maid service. We were there for 2 nights with no clean towels or replacing in room coffee. Would not have mattered as when we tried to use the coffee maker it leaked all over the floor."

"Excellent location on 37th Street beachfront. Primarily upstairs unit with downstairs access to the beach. Easy communication, beach chairs and some kitchen amenities available. No Bluetooth speaker on site so bring your own. Patio furniture was outdated and cushions and metal frames were in bad condition. There is a garage and adjacent parking that does need to be paid for. Overall good property"
