Villa Mariposa is beautiful home with three full bedroom suites each with breathtaking turquoise waters views (even form the bathrooms 😊).
It is even better than in the pictures. Situated right on the beach with private homes and small hotels setting. Many great dining options around. Bay is protected from huge waves by the near by reef.
We were not fortunate with the weather, many clouds and strong winds, but still enjoyed the bay. The house offers snorkeling gear and we used kayaks daily. Beach access from the home is just steps away from the living room, it does feature corals mixed within the white sand; if you have sensitive feet just bring reef shoes or you can just walk a bit to the right and splash into the water from the nearby pier.
We had breakfast in the house and went out to many dining options around the house and in Tulum riviera. Not having AC was not a problem as you can get nice breeze with open windows. Waves are generating nice sound to put you to sleep but some family members needed more quiet surrounding so they used earplugs 😊.
Getting Covid 19 test was super easy. We got AntiGen, cheaper version that is accepted by US government. You can find few stations just as you approach Tulum; we used Mavelsa “truck” (700Mxp/$40), got results within 30 minutes and updated them on the VeriFly app. Super easy!
Rental agency was super accommodating, we were concerned with internet speed as some of our kids needed to attend classes. We got offered extra modem for 30$ for the whole stay and that was super good idea. No issues at all. Ladies from the agency checked on us and also reminded us for the Covid test timing.

Yes, it is sea grass season in the entire region, some days are better then others. It is part of the natural cycles. Villa Mariposa beach access did not get as much as Tulum beaches.
