Basic but neatly presented room, clean enough. Location is nice if you like a quiet area, but still close enough/short drive to key areas like Huka Falls and Taupo town centre. Soundproofing is not the best though so expect to hear your neighbour moving about. The room was listed as having a hairdryer but this was not there upon check-in. Went to ask reception the next day but reception was unmanned, so I just skipped and air-dried… no biggie, just a small irk. Parking is very easy, right outside your room on a gravel area.

The linen/towels etc were nice and clean and the bed was very comfortable but the level of maintenance for the whole property was very poor. I imagine that it was a lovely property and with some scrubbing of the walls and waterblasting and painting e.g the railings outside the rooms would really help. Yes there'd been some extremely heavy rain and gumboots, if we had some to get through the large puddles outside the rooms. It could look really nice again with some physical effort.

Dirty, mouldy and run down rooms - chipped plates and bowls. Very limited amenities - no wardrobe, no iron, no hair dryer, minimal cutlery. Peeling shower, broken tiles and mouldy ceiling in bathroom.

Pros: spa bath was nice. Room was warm with heat pump and fan heater on when we arrived. and looked clean and tidy at first glance , reception friendly. Nice Reno in room too. Price was right. Cons: outside very rundown giving a bad first impression. 1 hair in shower and soaps scum needed a deep clean. No extra blankets, mezzanine bedroom was warm with heat pump but back room was cold. fan heater provided but didn’t want to leave that on all night, an extra thick blanket for downstairs would be good. Some glasses were dirty.

We checked in but when we looked at the rooms it was so smelly and old It was not like the photos provided in the website. So disappointed and we stayed in another hotel. No pool and the property is not maintained well In our bedroom ceiling there were some stains and not pleasant Not recommended

Comfy bed, TV in the room, heat pump. Only down side, could hear people in the other rooms moving round early hours of the morning and windows could do with a clean.

Delusions of grandeur resort

A couple of positives to start. The location is good - it is right at the head of a trail that will take you to Otumuheke Stream and Huka Falls. This property is a good price but you get what you pay for, it is in appalling condition. The walls are paper thin, so it is not soundproof and very cold at night (though there are heaters). It rained one of the nights we were there and there was a small leak in the ceiling. Fortunately the drips landed next to the bed and not on top of anyone, but still, that's probably what contributed to the mould problem. The carpet was absolutely disgusting. Not recently cleaned (or even vacuumed?) at all. Not great when you have two kids who, by their nature, make regular contact with the floor. The bathroom is, oddly, seemingly recently renovated compared to the rest of the unit.

It was in a state of disrepair dirty found someones hairn my bed. It isn't advertised honestly as the photos are not current or relevant to its current condition. Sofa was absolutely filthy, bedroom door filthy., stairwell filthy drawers dirty . Swimming pool unavailable. My grandaughter said that it had a bad vibe. The property was just rundown and that includes gardens etc... outside of buildings were just like some one had been living there for 15 years ++ and not done any maintenance. What a rip off.
