In compliance to City and State regulations and to maintain the integrity of the neighborhood we do NOT allow any large gatherings or Parties. (Any unauthorized/unregistered vehicles or guests equates to immediate eviction with no refund of stay and complete banning from booking channel where they completed reservation.
- Use of Security Cameras, Noise aware sensors and valid neighbor noise complaints can be used against the booking individual and will lead to immediate eviction with NO REFUND and would be banned from Channel where booking was made. (We ask a lot of our cleaners. So, we ask that you respect the 10:00 AM check-out as they are on a time crunch and usually have other homes to clean).
ヾ(^∇^) Guest MUST answer all pre-booking questions (even on instant booking) to make sure it`s a good fit as well as to help us prepare for your stay.
ヾ(^∇^) Guest MUST provide a security deposit and matching driver license ID (if profile has zero reviews, bad reviews, is local, and/or one night stay).
** Maximum occupancy is 12. If there are more than 12 people at any time, a valid & verified noise complaint or more than 3 vehicles at any time, you agree to forfeit the reservation (no refund) along with immediate eviction.
Only registered guests are allowed on the property at all times. We have a ZERO TOLERANCE Party & Event Policy. We follow and abide by all rules by the city of Phoenix, state of Arizona and Booking Channel and do NOT allow any Large Gatherings or Parties to maintain the integrity of the neighborhood and respect the families around us. The city takes noise disturbances very seriously and can result in fines & the removal of this listing in different platforms, we request your cooperation.
** Quiet hours start at 9:00 PM. We don`t want to disturb the families nearby.
** All # of guests staying and visiting must be approved as we abide by city occupancy rules. We must obtain a DL or ID from the person making the reservation. This person is in charge of the entire group and is its representation.
** A Security Deposit requested after confirmed reservation if you are:
1. new (on platform);
2. Local to the area, and;
3. History of bad reviews.
** If you`re local to the area, we require a message stating this to the host.
** Once you check-out, you may request security deposit back (may take up to 72 hours to receive security deposit back after review of the property).
** We would love to accommodate all early and late check-out requests, but this isn`t possible unfortunately. We ask that you please respect set check-in and check-out times. There`s a good chance that someone left the day of your arrival as well as will be checking in on the day of your departure. We need the full amount of time for turnover.
** If any House Rules are BROKEN, you agree to forfeit the entire reservation amount + additional fees (most notably quiet hours, disturbed neighbors, reported party, more than max occupancy of guests at property, unauthorized guests, additional vehicles that were communicated prior).
** NO smoking inside the home or within 15 feet of any windows or doors. This impacts future guests. (Person that books agrees to this minimum fee as it represents their entire group.) If you plan on smoking outside, please dispose of any butts in the trash.
** We all like to have a good time BUT there are NO parties allowed or large gatherings due to AZ State Law (Bill 1350).
** The city is very strict on this and if you have any other unauthorized persons, over max occupancy or more than 2 cars, you are subject to forfeit your entire reservation.
** Cars may only be parked in the actual driveway and/or 1 car fits in the garage. NO STREET PARKING ALLOWED.
** There are surveillance cameras covering entrance and exit ways to the property. They are not actively monitored but may be used to detect unauthorized parties or broken house rules to abide by city & state laws for short term rentals.
** There`s a TV in the living room that has YouTube TV (cable with live TV and on-demand) as well as some TV apps. Feel free to log in to any of your personal apps if you wish to.
** A propane grill and tank are provided, and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at Circle K or Walmart, and we will reimburse it.. Firewood for the firepit falls under the same guidelines.
** USE OF POOL: The property is not staffed. The guest is responsible for their own safety. Owners and management are not responsible for any accidents or injuries.
** Please do NOT remove the vacuum from the pool as it will damage the pool pump, and if replacement is needed, it will fall on guest.
◝(ᵔᵕᵔ)◜ Pool Heating Pricing (remember this is not a spa it will not be steaming): 81 - 85 degrees.
◝(ᵔᵕᵔ)◜MUST let us know 72 hours prior to your stay if you`d like to heat the pool (on 81- 85 degrees.
◝(ᵔᵕᵔ)◜You must leave the solar cover on the pool at all times while you`re not swimming. (Overnight and during the day). This helps take in the best from the sun`s rays and keeps the pool warm.
◝(ᵔᵕᵔ)◜We cannot refund any amount of the reservation cost due to not heating to expectations. If you pay upfront for the heating charge that part is discretional depending on the circumstance.
HVAC companies recommend setting a minimum temperature of 72 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation. Thank you.
** Please keep in mind if something is not to your satisfaction, please let us know upon the day you check-in. We will make sure to make it right. We cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc., but we promise that we will act on it immediately and find a resolution within 24 hours of your notice. That being said, we do not offer any discounts or refunds if these things happen and if they are fixed within that time frame.
** Please treat this home as if it were your own. We don`t want you to work on your vacation, so we don`t have any mandatory check-out procedure. We just simply ask if you could pick up after yourselves and leave the house in good shape. We would appreciate it.

- Any stays approved for 28 days or longer will require the guest to sign a formal lease agreement and/or complete process with affiliated Arizona Real Estate Brokerage or property owner. This ensures the protection of both parties for extended stays.
- We are committed to protecting our properties which is why we`ve partnered with Truvi / Know Your Guest, the leading vacation rental guest-screening provider.
Before your booking begins, you`ll need to verify your details through Know Your Guest. You`ll also have the option to choose between paying a refundable security deposit or purchasing a non-refundable damage waiver. We recommend choosing the damage waiver as it provides protection in case of accidental damage during your stay.
Please note that after your reservation is confirmed, you`ll be asked to validate certain information about yourself and select one of the following two options:
1. Damage Waiver/Application (non refundable) =AMT in Truvi / Know Your Guest .
OR
