My wife and I enjoyed our stay t 16 FILRentas in Tulum. The house is in a residential neighborhood within walking distance to downtown Tulum (in fact we walked into town every evening for dinner). Since it's in a neighborhood, you will hear the normal noises, such as cars driving by, dogs barking, and so on. The neighborhood is much newer and nicer than the neighborhoods in downtown itself. The house itself provided everything we needed, the kitchen was well stocked with anything we needed for cooking, the little patio was nice (with a clothesline to dry laundry; there is also a little sink on the patio for that), and the bed was comfortable. The bedroom also had A/C which was very valuable! The only thing we would have liked was a filtered or bottled water supply. Since that isn't provided, you will have to buy your own bottled water.
Tulum itself and the surrounding area is great, we enjoyed the local beaches and several Cenotes. We ended up hanging out most often at Tankah Beach, which is basically empty, and has a great little restaurant right on the beach. Our experience getting in and out of Tulum Beach was really difficult, but the house includes the use of two bicycles which would probably make that situation easier since you wouldn't have to try parking a car. Please note that we were there during New Year's week, which was a peak visitor time.
