BEACHBALL PROPERTIES VACATION RENTAL POLICIES:


RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: _2 Parking Passes___ Parking Passes purchase on website we email to you. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

I was very impressed by the cleanliness and beauty of this condo. It was in an awesome location and beach was not crowded at all. The balcony view is breathtaking. I would recommend staying here and I will definitely be staying here myself again

Once we cleared up the issue with the gate (owner of rental group actually came out himself to help us) everything was good. Bed was comfortable (we like a more firm bed), unit was clean, and perfect location for beach and shopping.

Overall it was a nice place to stay. There were a few things that could be improved, like the rusty hinges on doors in the bathroom. The floors had a lot of sand on them when we got there, I spent the next morning vacuuming to clean up the sand. Also the master bath toilet needs repair, it would keep running after flushing. Cost was a little high. I would have enjoyed our trip much more if the weather would have cooperated. It was quite cold when we were there so spent more time in the condo than we normally would have.

We had a good time. Condo is clean. Furniture is comfortable. Need sheets that will stay on the master bed. We like this condo because it sits by one of the state parks so the foot traffic is pretty light on the beach.

The laminate floors are mismatched and there’s no transition piece from the master into the living room- catches toes easily. Baseboard missing on a wall and a hole in the wall in the master as well still not fixed after several previous reviews. There are no hangers and no where to put clothes- in general needs some TLC. Check in was easy. Would rent from this management company again - just not this property.

We have been coming to Orange Bach a few years now. Stayed in different properties as well and another Wind Drift condo on both the ocean and the bay side. This condo by far was perfect for our family. For a week on the beach and a home away from home, it was all we needed. I loved the patio being on the top floor and the comfy loungers as it allowed for beautiful mornings watching the sun rise with my coffee and we didn't have to worry about the noise of people above us. Condos provide carts to load and unload with the elevator so check in and out was a breeze. Sure, there are a few items that need updating / repair, (laundry room track doors kept coming off track and was worried I was going to break them because they are mirrored. Had to get on hands and knees with my wife to get back on the track so we could access the washer/dryer. The master bedroom king mattress is a bit stiff. you can tell they just replaced the 2nd bedroom mattress as it was comfy and the master closet doesn't have much storage for guest items as it is full of materials being stored such as tiles, more mirrors and such. None of this made me want to call and complain), but all in all it was a wonderful place and I am already looking forward to booking this same condo again next year.

We loved staying here, and we would love to come back! It’s a very short walk to the beach. Even in June, I felt like the beach was never too crowded. The view from the balcony is beautiful & so spacious. Wonderful stay!

The experience of having people come in to your unit, 2x is absolutely unacceptable and jarring. The secondary bed is awful, son had to sleep on the couch. Really run down broken dishes, utencils. No transition mouldings from room to room, broke a toe nail on that. Duck tape on the front shower, stained horribly. Wouldn't recommend this until they correct obvious safety and comfort issues. HOA Should be ashamed of themselves for the workers invading space.

The property itself is great! This particular unit is not! We could smell the unit from outside. Once in the unit it was worse. We notified the company we were leaving early due to the smell and they stated “ they stopped by and we must be sensitive because they could not smell anything”.

Great place to stay. Beautiful views. Loved the beach. Did have a couple of issues. The toilet in the main bathroom has a bad valve that sticks every time and will “run” until someone manually closes the valve. Also there were only sheets and no blanket for the sofa bed. Would have been glad to bring one from home if I had known that it was not supplied.

The property is well-maintained and clean. It is showing wear and tear, but that is to be expected with an older property. The view from the bedroom, living area, and balcony are amazing. The property was quiet and the balcony furniture comfortable. This is a perfect property for those who want quiet R & R. We would definitely stay here again.

No cleaning covers to indicate a thorough germ killing process had been completed so we purchased our own. Can’t travel with it so the next guests will benefit if it’s not thrown away by the owner or our contact. One trash bag for two adults to use for 5 days. Customary 2 roll of bathroom tissue for each bathroom. Visible mold on the primary bathrooms shower curtain. Heavy dust on all surfaces. Damp rid should be used to reduce the stuffy scent from the air… we purchased candles for each room so the aroma could match the scenery.

The condo was beautiful but one bathtub had brown stains and didn't look clean; we did not use that tub. The bedding looked clean and the towels were plenty. The elevator was out for several hours but the condo owner had no control over that mishap. The biggest plus to the condo was the balcony. We stayed on the balcony as much as possible. The size and view was worth the price of the condo! It was amazing!

The condo was very well kept and perfect for what we were looking for. The coffee pot wasn’t working, but the property manager brought us a new one ASAP. This condo faces the beach, but what we really loved was that the building was so close to the beach. So when we went down to the beach, it didn’t take but just a couple of minutes to get from the room to the sand while carrying all our beach equipment.
