This was a little hidden gem that we will definitely return to. It was a wonderful base and the shared facilities- bathrooms and kitchen, was perfect with little extras like snacks and hot drinks to help yourself to.
It was a couple of minutes walk to bus stops, Lidl, convenience stores, Dominoes Pizza and take away.
It was about 15 mins to the station and the start of the walk into town.
I had good communication with Dave prior to check in, who helped out with the process and made it a breeze.
The staff member was so helpful and approachable too. He took time to chat with us and even took our photo for us under Big Nev’s signed shirt pics!
Thank you Dave and the team for making our last time at Goodison so special.
The staff were very friendly. Told us how to get into the property because we arrived past due usual check in time. The room, bathroom and kitchen were very clean and the kitchen was stocked up on breakfast items.
I think the only couple of negatives were that the steps up to the door are steep so you do have to watch your step. And the other would be noise, partly from construction nearby which isnt the landlord fault and people coming in and out at various times and the door slamming which isn't the landlords fault either.
It was a very good place to stay if you wanted to take in the Liverpool sights as it wasn't a far walk from the dock area. Overall it was a great place and would come here again when we're in Liverpool again. Thank you

Ideal for groups - 5min taxi from the centre
The hosts were amazing! Incredibly friendly and accommodating, however there was no one permanently onsite but a rotation of a few people popping in through the day. It would have been helpful to have someone on a “night shift” as we sadly had a bad experience with the guests next to us.
Our room was cosy and nicely designed but the walls are paper thin. We were in Room 1 which is next to the front door and main road. Sadly the guests next door to us came in very late, one of them had locked themselves out so was hammering on the front door at 1am and once they were in their room they were extremely loud and talking for a long time. I knocked on their door several times but they wouldn’t answer. I messaged the host and they replied and said they would call the guests. The host said the guests wouldn’t pick up their phones. Sadly we didn’t get any sleep.
The bathroom is shared and when we came back for the evening soaking wet towels had been left in a puddle in the middle of the bathroom by guests, most likely the guests in room 2. This isn’t a reflection of the hosts, who again were great, but something to be mindful of when you book.
The kitchen was stocked with everything you could need for a short stay and there was plenty to choose from for breakfast. It was a really lovely touch.
Overall the property is good but I would recommend booking rooms 1 and 2 together to avoid having to deal with party neighbours. If we didn’t have that it would have been 5 stars
Just to clarify the kitchen/shared bathroom situation:
This is a converted house. Ground floor has bathroom off kitchen. Bathroom and kitchen are both domestic and fully equipped - kitchen has hob, oven, microwave, fridge/freezer etc. By all means bring a meal to heat up in the microwave for dinner but be warned there is no table to eat it at!
Rooms are clean, tidy and comfortable but no table in there either, and sockets (or should that be socket?) are in very poor locations so bring long cables (three metres or longer if at all possible)!
Tea and coffee is in plentiful supply. Kettle is large so allow plenty of time for it to boil. Mugs are a good size. Milk is in bottles in the fridge, not UHT, which is excellent!
Breakfast is very basic - bread, jam, oranges, apples, bananas (extremely large bananas!), yoghurts and crisps. You need to make it yourself and wash up afterwards. Washing up liquid is supplied and other equipment easy to find. There is a bread bin and a four slice toaster for the bread.
If you bring a bag, some napkins and a spoon with you, you could easily make yourself a packed lunch for the way home - jam sandwich plus fruit, yoghurt and crisps. You needn't worry about taking away from other people as there is plenty to go round.
The building and all rooms are very secure, but there is no reception so they need to arrange to let you in in advance. Check out by leaving keys on the bed and pulling the door to.

Clean basic room, nice shared bathroom and kitchen , staff really friendly and helpful, managed to check in early. Beds were comfy enough and great value accommodation
Nothing the best in the city but great for a night stay as it’s close to the city centre. More like a bnb setup. Also had issues with other guests in the next room making a lot of noise
Very Clean, difficult to find in the dark as the house number on door is same colour as the door, I think there are 6 rooms but only 2 shared bathrooms, there are no En Suites. At this time of year January 25 the house was freezing, personally I don't think its worth £75 per night, sorry.
Prop fine, toilets 1/2 flights down which was issue with my brother. Check in was problematical Owner had gone through Expedia with key code. Expedia never contacted me so I had to contact owner. Needs resolving between Expedia & Owner whom is responsible

On the positive, Cozy Place is very convenient for university of Liverpool. And the host was quick to respond prior to visit. We arrived late in the evening and found that one of our windows could not be fully closed, the handle had fallen off, the room was cold and damp despite the heater being turned up to full, but no instructions on how to use heaters so turned off before sleep. Also room had an unpleasant cigarette smoke smell, maybe this is why the door and window were left open before our visit.
Texted the number provided regarding check in & shared our arrival time - no reply. Messaged again when we were trying to check in and he just said ‘I’ve sent you the instructions’ and then didn’t reply again for TWO HOURS. In the morning (15 minutes prior to checkout time) they banged on our door TWICE and one of the four people intimidatingly stood in the kitchen shouted ‘get out’ BEFORE CHECKOUT TIME. It made us feel unsafe, unwelcome and like children. They didn’t even acknowledge our existence apart from aggressively banging on the door…again this happened TWICE! Please consider this treatment when finding somewhere to stay. Safety is the bare minimum expectation when staying in a hotel etc. Wouldn’t ever consider staying here again.
