If you are looking for a waterfront vacation with lots of room to roam, this is your place. The 1.2 acre low bank property has a pond, majestic cedar, huge rhododendron plants, and walk on access to the beach. The home offers a great working kitchen, large wood burning fire, a large master bedroom with a king size bed, sky light and ocean view. This 1700 sqft cottage has a great layout but is definitely a rustic home. Hopkins Landing has everything you want for a peaceful getaway, beautiful mile long beach, government wharf to stroll down or jump off, hiking, mountain biking, close to the town of Gibson's, and Persephone brewing is up the hill. This home is steps from the Langdale ferry terminal a quick 35 minute ferry ride from Horseshoe Bay.

Weekend Relaxing Trip
Very private spot surrounded by nature. We enjoyed cooking our own meals in the kitchen. We hot tubbed everyday and appreciated all of the fresh towels. Proximity to BC Ferries is nice as we made it on the first ferry out without a reservation thanks to being there earlier than usual. Host is friendly and responsive. Would stay again

Our Double Take did not dissapoint!
This was our 2nd trip to this property over the past 6 months. We love the space, the scenery and the character - this is a place to feel at home when away from home. While the hot tub had fallen ill the day before our arrival - the owner was in consistent communication and made the effort to complete repairs ASAP. We're already making plans to return again soon!

Infested with rats
Horrible experience... From the start - overwhelming musty and mice smell inside the house but we gave it the benefit of a doubt considering it was an older house. A large plastic bin with a lid in the kitchen labelled as "for dry food" got me a bit suspicious as that what i usually use while camping... but it became self-explanatory when there were a few mouse or rat droppings in the middle of the floor in the kitchen. We stayed overnight and spent the most of the day outside the following day. Upon return, i noticed more droppings in the luving room, on top of the arm chair, and other place which was pretty disgusting. Shortly after, a large rat and then another one made their appearance in the kitchen as our whole family sitting right there at the table. They were not bothered by us as we managed to film them on multiple occasions. As we looked closely, the rat droppings were EVERYWHERE in the cupboards! We laid down some flour on the floor overnight and saw that by the morning the rats tracked that flour ALL OVER the house including the bedrooms. That experience just made me sick to my stomach! I had a toddler that was running around and rolling on the floors while playing with all the toys that were in the house licking them as well... we had to pack in a rush and leave as soon as possible the following day - i had to carry my toddler in a backpack while packing so she would not touch ANYTHING in that house! Another issue was that there was no heat in bedrooms while it was blasting hot air in the main area. There was no proper response/solution from the owners. I had to put a toque and another fleece pjs on my toddler for the second night. While the yard was great with great views there were random deep holes dug out in the grass with no markings or tape even for day time not to fall in. Also, the gutters seemed to be broken right along the walkway to the front door. As we arrived during heavy rain, the rain water just poured down blocking the way. My 70 y.o. mother had to climbed up the retaining wall to to avoid that waterfall. I would have liked to give a 5 star for cleanliness as the beddings and towels, bathrooms were exceptionally clean but considering the place was infested with rodens one star is all i can do. It was a terrifying and awful experince for myself and my family as i never had to share my kitchen or bedroom with rats in my life before. I was pleased that the owners refunded the entire stay except some fees

Golden Girls Retreat!
A rainy girls weekend at this property and we barely noticed the weather. Kitchen and lounge areas (including the hot tub) provided lots of space for chatting and snacking, cards, books, etc. While aged, the house is well maintained and we felt at home. Will definitely be back!

Beautiful location, but...
Beautiful location, lots of room in the house, kitchen stocked with appliances. But… there were a few fairly big things that mean we won’t be returning. There was an overall smell of mold or maybe just dampness. We discovered the basement was flooding, which I let one of the landlords know right away. It was during a very heavy rain weekend. Perhaps that was the source of the smell. Though in the lovely giant master bedroom, there was mold forming around the windows sill as well. In the room my mother in law stayed in there was a sock left there from someone else. The bedding seemed clean in the rooms (aside from some blood stains on the comforter in the kids room) and was cozy. The second day of our stay there was a mouse in the kitchen, wandering around (in the daytime!) and snacking on things underneath the fridge. We captured it and relocated it. When the landlords called me back, I told her I was concerned about bread, buns, cereal etc we had brought being out on the counter. She suggested I put my food items on the top shelf. I pointed out that mouse can climb (!), and then she did have a neighbour bring a Rubbermaid bin over for us, so that solved that problem. We just double washed everything before we used it, like cutlery and plates etc. and coached the kids about mice and diseases. In general, the house seems to be in a need of more maintenance overall, so when we saw the big sign that said USE HOTTUB AT YOUR OWN RISK, we decided not to risk it, ha! A shame. Aside from the explanation she gave that they have plans to improve the drainage around the house to stop the flooding into the basement, there was no further contact from the landlords as to how we were doing or if we’d had any other mouse issues. We don’t mind rustic, but at this price point I expected more in terms of cleanliness and proactive interactions with the landlords. Sadly, we won’t be returning. I genuinely hope they can hire someone to manage the property for them. It’s such a beautiful location!

The location is magical. The house is somewhat dated but cozy and the upgrades are done with taste and attention to details, especially the super comfortable beds and bathroom amenities. What steals the show is the view and the garden right in front of the beach, not to mention the patio with the hot tub. It's perfect for a family with kids.

A wonderful stay!
We thoroughly enjoyed our stay at Ashley, Aidan and Glen's beautiful property. We enjoyed the quiet tranquility of the property, the magnificent view, and lovely deck with hot tub. The beds were very comfortable - and the linens, pillows and duvets were perfect! The house was neat, clean and well appointed - and had everything we needed. We wouldn't hesitate to recommend this home for a family get away and we hope to get back there ourselves again soon. Tim, Karen & family :)

Great moms weekend getaway
This house had everything we were looking for and fit within our budget. Ocean view, hot tub, roomy, short trip from Vancouver, decent sized kitchen, large lounge area with TV. Yes it is an older 'rustic' house but we had a great stay. The king size bed was comfortable with very nice linens, the heat worked well and there was a fireplace! This house would be great with kids as well. Would return.

Beautiful home, great location
We had a wonderful and relaxing time staying here just after New Year’s. The house is spacious and cozy, the fireplace is lovely, the hot tub is perfect, and the kitchen is big and fun to cook in. Plus, the back yard and beach front is breathtaking. Such a beautiful property to explore and a very convenient drive to the ferry and to Gibsons. Highly recommend!
