Absolutely no unwarranted parties or events allowed. External cameras will be monitored, and any sign of this will result in eviction with no refund.
- We may request Proof of Identification from any/all guests in the reservation at any time before or during the check-in process. If any guest(s) refuse to provide the requested identification, the entire group will not be able to stay, and you will not be entitled to a refund.
Animal Policy: NO CATS. Maximum 1 Medium/Large Dog or 2 small dogs.** NON- SHEDDING HYPOALLERGENIC ONLY*** Must be HOUSE TRAINED and CRATED when guests leave. The cost is $35/Per Dogl/ Per Night and needs to be paid through the resolution center the day you book.
If you would like the animal to sleep on the bed with you, please bring a sheet for it to lay on. The yard is large enough so the dog can run freely. However I do not suggest letting your dog loose. The person(s) who book the reservation assume full responsibility of any damages, additional cleaning expenses caused by the animal in the reservation as well as the safety of animal(s) on the entire property. Any unapproved or additional animals are subject to a $50 daily fee per animal.
IF THERE IS ANY SIGN OF ILLEGAL ACTIVITIES INCLUDING BUT NOT LIMITED TO: UNDERAGE DRINKING, HAVING/SMOKING MARIJUANA ANYWHERE ON THIS PROPERTY OR A PARTY HAPPENING WITHOUT CONSENT OF THE HOST, YOUR RESERVATION WILL BE INSTANTLY CANCELLED WITHOUT REFUND AND FINED A MINIMUM OF $500.
No extra guests allowed inside the unit unless approved by the host before booking confirmation. If you try to bring unwarranted guests in, you may be forced to leave without refund. So, don’t risk it.
Extra guest charge $30/pp/PER NIGHT, regardless of whether they stay or not.
Unapproved late checkout's result in a $50/hr fee in 1 hour increments with a maximum of 2 hours. Any later will result in an additional $500 fee.
Any smoking/smell of smoke or proof of smoking inside the unit will result in a $350 OZONE CLEANING FEE not limited to your security deposit.
If you forget something and need it to be mailed there is a $40 charge + cost of shipping.
Noise/neighbor complaint warning- Should you somehow get a noise/neighbor complaint... The FIRST noise complaint received after quiet hour is a $250 fine. Any additional noise complaints results in immediate termination of the remainder of your stay with no refund, plus the whole security deposit with no refund. So, stay inside if you’re going to make noise and keep the windows closed :)
Any cars parked in the grass will be $250 fine per car.
RESERVATION CHANGES ARE SUBJECT TO APPROVAL. IF ALLOWED, A MINIMUM OF 50% OF ALL DATES THAT ARE ADJUSTED/REMOVED WILL BE WITHHELD BY THE HOST. NO RESERVATION DATE ADJUSTMENTS ALLOWED WITHIN 30 DAYS OF BOOKING

GUESTS MUST CLEAN UP ALL GARBAGE OUTSIDE FROM THE YARD EVERY NIGHT. $50 EXCESSIVE CLEANUP FEE IF GARBAGE IS LEFT OUTSIDE.
Guests are responsible for taking care of cleaning up any furniture and keeping the grill clean (if used) upon departure.
Legal: This property is a single family home and is only available as such to either (a) a family living as a single housekeeping unit or (b) up to 4 unrelated persons living as a single housekeeping unit.
This property is not available for transient rental, and as such, the length of booking is required to be no less than week and in multiples of one week.
Thermostats are set to a threshold of 68-72 degrees. Please plan accordingly.
Early check-in and late check-out must be paid for at the time they are approved. No refunds.
All issues should be reported within 3 hours after check-in. With photographic evidence.
All issues that are not reported will not be eligible for a partial or full refund.
Communication is very important to us. We would greatly appreciate it if any issues could be communicated directly to us, rather than being left in a review.
