Navigating the vibrant streets of Uptown Chicago from our apartment is a breeze. Paid street parking is readily available, though subject to availability on a first-come, first-serve basis. For those preferring public transit, the Argyle Red Line has a station that`s a 9 minute walk, with numerous bus stops in the area as well. Whether you`re here for business or leisure, this is your gateway to exploring the best of Chicago with ease.

There is a maximum of 2 guests and 1 pet only which will be strictly enforced.

- A flat pet fee of $100 per stay applies, with a max of 1 pet allowed.
- All dog and owners must use the east elevator by the Art studio

🐾 We welcome service and emotional support animals. Please note a one-time $100 Animal cleaning fee applies to all stays involving animals to ensure the unit remains clean for all guests.

•⁠ ⁠The only exception to this policy is for verified emotional support animals in accordance with applicable laws.

All guests are screened using our third-party partner, Authenticate. In order to abide by all legal requirements and building security rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, pass through our verification portal, pay a security deposit and, in some instances, complete a criminal background check.

**Note** The information is collected for security and verification only and is not stored or used for any other purposes.

**Note* Our space is on the smaller side, so there is a maximum of 2 guests. Thanks for understanding!

***Note*** As part of our rental/service agreement, we require a refundable security deposit of $150. This deposit serves as a safeguard for any potential damages or breaches of terms during your stay/engagement with us. It will be returned to you after your stay if there are no damages.

Note: Please inform us immediately if any amenities are not working during your check-in day, especially before the weekend, so we can assist you right away. Our maintenance team is available Monday through Friday during business hours and is unavailable on weekends.

🔇 Noise Policy: We use a smart noise monitoring device (does not record audio) to help ensure a peaceful stay for everyone. A sustained noise level above 75 decibels for 20+ minutes, or any verified noise complaint from a neighbor or building staff, will result in a $250 violation fee.

🚭 Smoking Policy

- This is a 100% smoke-free property — including patio, balcony, parking lot, or within 50 ft of the building

- Any smell or evidence of smoking = $500 fine

🎉 Parties & Noise

- No parties or events — violation = $500 fine + possible eviction

- Noise must remain below 75 dB (monitored by smart sensor)

- Tampering with noise or camera devices = $150 fine

🗝 Keys & Property

- Extra key fob = $50 (non-refundable)

- Lost/unreturned key fob = $150 charge

- Missing or damaged items after checkout will be charged accordingly

📦 Deliveries

- No mail or package deliveries via USPS/UPS/FedEx — $50 retrieval fee applies

- Food deliveries (Uber Eats, DoorDash, Instacart) are fine if you meet the driver personally

🚪 Building Access

- Do not allow anyone into the building without their own entry method

- Unauthorized use of amenities or access = $250 fine

👥 Guests & Visitors

- Only registered guests are allowed in the unit

- Quiet hours: 10 PM – 6 AM

- Moving or removing furniture (especially balcony items) = $100 fine

🚫 Disturbance Fine:
To respect the privacy of other residents, please make sure to follow the provided directions carefully and go directly to your assigned unit. Guests who knock on the wrong door and disturb other tenants will be subject to a $200 fine.

🌡 Seasonal Heating Notice:

From October through May, the building’s central air system operates in heating mode in accordance with Chicago’s seasonal regulations. During this period, cold air will not be available centrally. However, fans and/or portable air conditioners are provided in the unit, and windows can be opened to allow for fresh air and better airflow.
Unapproved late checkout or unapproved early check in will result in a charge of $100 per hour after or before the scheduled checkout or check in time, respectively.

Smoking - Smoking inside or outside on the patio/balcony, parking lot or within 50ft of the property is STRICTLY prohibited, as this is a smoke-free community. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $500.

Unauthorized Pet - Any pet brought to the property without being declared during the reservation process will be considered unauthorized. A fee of $200 will be charged for any evidence found of an unauthorized pet. Please note that pets are welcome, but must be declared on the reservation.

Parties and Events - Parties and events are STRICTLY prohibited. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. Noise detection monitors present.

MISSING PROPERTY ITEMS:
Any items that are lost or inadvertently removed from the unit after your check-out time will be deemed lost, and a reimbursement request will be made for any missing items. There are no exceptions to this rule; you are responsible for any lost or damaged property during your reservation.

Building Security & Access Policy

To ensure a secure environment for all guests, please do not allow anyone into the building who does not have their own means of entry. Every guest or visitor must buzz themselves in using their personal access method—whether through the buzzer system, QR code, or the app provided.

Important:
**Guests MUST let us know at the time of booking if additional visitors will arrive during the stay or reservation will be cancelled. No exceptions, no refunds**

Per the listing and ownership rules, quiet hours are between 10pm and 6am. Repeated violations will result in cancellation of your reservation with no refund.

Moving of furniture isn`t allowed -especially on the balcony. Violation of this will result in a $100 fine.


For certain guests, we may require an ID to be uploaded or presented during check in, at our sole discretion.

Exterior Cameras

Rule: Guests are prohibited from obstructing or tampering with exterior cameras.
Enforcement:
First offense: A warning will be issued.
Second offense: Reservation will be canceled without a refund.
Purpose:
To protect the safety and security of the property.
To ensure guests are informed of the rule before booking, helping avoid negative reviews.
Window Safety

Rule: Windows in the property only open a few inches for safety purposes.
Enforcement: Please ensure windows are not forced open beyond the designated limit.
Purpose:
To maintain safety standards for all guests, especially in multi-story buildings.
To prevent accidents and ensure the property remains compliant with safety regulations.

Tampering with noise detectors or cameras (including removing them from their mounts) is strictly prohibited. A $150 violation fee will apply.

Very good communication from booking to leaving. Everything we needed was right there for us making our stay away from home easier. Glad to have coffee every morning to start the day. Bed was comfortable and warm. We received Uber eats for groceries, and everyone was always very friendly and helpful. There was some noise in the building due to trains but we live in country so we arenot used to it.

The place was clean and nice. It was small, as expected, but they made great use of the space. Parking takes some planning but we didn't had our car with us so, no problem.Water pressure is low, but plenty warm fit showers.The communication was great.The bedding was soft, and the bed was comfortable.AC worked great and they also had a fan. No complaints.

Nice Place

The place was very clean and in a good location with all the needed amenities. The only problem was that the head of the bed was on the wall of the elevator and you heard it all night. If you are a light sleeper, ear plugs are a necessary.

comfortable but no temperature control

The unit was very clean and cozy. However, we could not control the thermostat. Because there are no curtains on the living room windows and it is an 8th floor unit, the sun heated up the entire living room, and the thermostat read over 80 degrees. Some blackout curtains or at least blinds would make a huge difference. Otherwise, it was very nice.

Great location, space as described

Space is as pictured and described in listing. We picked because of the location and did not need a car or uber. Stayed for 3 nights and were able to sleep well and cook breakfast with the basics provided in the kitchen. Only quibble was with the low water pressure in shower but even that wasn’t really an issue since it’s a personal preference.

Super convenient, safe, and clean place nested in Uptown neighborhood.

My best friend and I wanted to explore Chicago and have a neighborhood experience too. Bolu’s spot was perfect, immaculately clean, had everything we needed, great view, and is pet friendly. Communication with host was prompt and easy and we checked out several of Bolu’s recommendations in Uptown. Highly recommend this place!

Extended Stay with a Dog

Rental was as described; clean, comfortable, convenient location for my purposes and adequate space for one person. The kitchen was clean & had everything that I needed. I did use the washer/dryer, but directions for use would have been helpful as it's a washer/dryer combo (one machine for both). The check in process was simple. Entry into the building became an issue during the stay as the keycode to the building stopped working for everyone. The keycode box had to be replaced. If you are a light sleeper, you will need earbuds to cancel out some of the noise from other tenants & the street. While the property is described as dog friendly & the building does have dog friendly amenities (small fenced in gravel area) I found the building to be anything but dog friendly. Both building managers were unfriendly to anyone with dogs. Towards the end of my stay, management created a "rule" that all dogs must either take the steps or use an old, slow service elevator. Additionally, while waiting for the service elevator, my senior dog and I were attacked/bitten by another dog. I communicated what happened with the host so the incident could be reported and addressed. The host replied immediately. Upon hearing the renter denied what happened, I sent photos and asked for the cameras to be reviewed. The host never responded again. This incident made me very uncomfortable and I was disappointed with the lack of communication. Parking in this area is a huge issue & very expensive.
