The Space:

You sip coffee at the breakfast nook, watch the light dance across the open‑concept living area, and let the spacious layout invite you to settle in. After a day of exploring Austin’s music, food, and parks, you return to a calm balcony where the city’s energy feels distant and the apartment feels like a private retreat.



Sleeping Arrangements

Four bedrooms provide rest and privacy for up to eleven guests. Three rooms each hold a queen‑size bed, while the king bedroom includes a dedicated workspace with a desk and chair. The living room sofa converts into a queen‑size sleeper, and a queen air mattress can be set up for additional guests. Fresh linens, extra pillows, and blankets are supplied.



Living Space

The entry opens directly into an open‑concept living and kitchen area that encourages gathering. A flat‑screen TV invites you to unwind, and sliding doors lead to a private balcony where you can enjoy a quiet moment outdoors without leaving the comfort of home.



Kitchen & Dining

A fully equipped kitchen supports everyday cooking, from quick breakfasts to relaxed dinners. The adjacent breakfast nook seats four, keeping meals casual and connected to the living area.



Bathrooms & Laundry

Four full bathrooms keep mornings smooth for larger groups, each stocked with bathroom essentials and towels. An in‑unit washer and free dryer add convenience for longer stays.



Work & Connectivity

High‑speed WiFi and a dedicated workspace with a door let you focus on remote work or study, while the quiet environment makes it easy to stay productive.



Shared Amenities

You have access to a shared pool that stays open year‑round, a shared hot tub, and a nearby gym. A playground, green space, and outdoor dining area with a BBQ grill are also available for casual gatherings.



Outdoor Space

A private balcony offers a quiet spot for coffee or evening reflection, and free parking on the premises and on the street makes arrivals hassle‑free.



Neighborhood

Located in East Riverside, the apartment sits in a peaceful residential area just minutes from downtown Austin, the University of Texas, Zilker Park, and Barton Creek Greenbelt. Live music venues, restaurants, and nightlife are close, yet the location remains free from constant city noise.



Good to Know

The property is pet‑friendly and welcomes stays of 28 days or more. Exterior security cameras and a noise detector help maintain a comfortable environment. The host is not responsible for third‑party amenities such as the pool or gym and cannot offer refunds if they close for maintenance or unforeseen circumstances.



Guest Access:

The apartment is exclusively yours, without interruption for the duration of your stay, so relax, unwind, and make yourself at home.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.
