「Pictures are definitely deceiving. Not falling apart, but definitely nothing special. 」

「Booked 2 rooms. The hallway corridor, the carpets are pulling away from the wall and looks dirty and unmaintained. Bathroom whirlpool tub is brown where the keys are and caulking has turned black in. The bathroom door didn’t open all the way, it hit the toilet. Found hairs in the tub and under the sheets. There was a brown streak on the wall by the bed. Furniture was worn. Curtain had tiny holes in it that was allowing sunlight through, chair had missing fabric. 」

「We chose a pet‑friendly room since we were visiting my daughter over Easter and needed to bring our small dog. It was a last‑minute decision, and we’re so glad we chose America’s Cup! The basement apartment was amazing—spacious, beautifully appointed, and it truly made our short visit feel like home. We were greeted by a sweet young lady who personally walked us to the apartment in the rain, which she didn’t have to do, and that small kindness made a big impression. We will absolutely stay here...

「Pool was under renovation and was not disclosed at time of booking.」

「Staff was polite and willing to wait for us even though we arrived in the wee hours. The king size bed was so soft, my back hurt really bad during the night. Other than that, the rooms were great and had shower products available. Walls were a bit thin so I could hear the people next door talking and snoring. Location is great and a quick drive into downtown Newport. We didn't like the free breakfast at all.」

「The staff was kind and helpful. Had a musty smell in the hall way. Breakfast was basic.」

「Rooms are a bit “dated” but still had everything we needed: lots of space, and a beautiful view of the ocean! We appreciated 2 bathrooms also. Kitchen well equipped and beds were comfortable. We would definitely recommend and /or stay here again!! We loved it!」

「I thought I had booked a room with a kitchen when I made the reservation. However, when I arrived, I found that the room did not have a kitchen. I asked the lady at the front desk and she immediately responded. She was very kind and I was able to spend 3 wonderful days there. I highly recommend this facility!」
