This location is great. You can walk to the beach and the strip is a block away. Parking on the street is 10 pesos or .50 an hour. Make sure you get peso coins to feed the meter or download the parking app. The rooms are small. The staff are friendly and helpful.

This charming hotel is in a fantastic location, just a short walk from the bus station, restaurants, shopping, and the beach. The staff were very friendly, and the stay was comfortable and convenient. The only downside was the loud music that went on late into the night, but overall, it was a pleasant experience.

Excellent hotell staff and perfect hotel.

It was the nicest staff I’ve ever encountered. They became our friends. And the placing of the hotell couldn’t not be more perfect, it was 1 min walk to the beach and 1 min walk to 5th Avenida. The hotel room was super fresh and the hotell had a djungel vibe which we loved.

The design is amazing and enjoyable.... location is also fantastic. The only issue is late night noise from the area dance clubs.... but i already knew about this before booking.

Cute hotel, pleasantry surprised with my room except my couch needs replacing and the fridge is tiny. Expect loud music from the clubs nearby so bring earplugs. The AC wasn’t really cold but was tolerable Staff was great and good price for the value

If you are looking for a bare bones property ( think almost nothing but a bed and small bathroom) but a great location this is it. I thought the other reviews that mentioned the night club were exaggerated- they weren’t. Also, curtains don’t close and very bright all night. The location is good- delicious sandwich shop (very affordable!) right across the street and walkable to shops, restaurants, beach and marina.

Bed and pillows were so comfy, room and shower and balcony are good. The room is good for the price, I did bring earplugs because I read previous reviews hotel is close to nighclubs. I slept very well with earplugs not sure without them. Hotel is nice for the price and location.

Very friendly staff. Good location, surprisingly quite for being located on the strip. Pool area is a bit run down and the toilet seem to have a hard time flushing. When we arrived, on our first morning there was no running water in the bathroom until around 7am. Not bad for the price.

No hot water in the shower. I can deal with but my girlfriend wasn’t too happy. The tv remote didn’t work. Not a big deal cause there is ton of nightlife. Fairly decent view from our room on We had a private Patio over looked the street and the gardenand also can see the beach that is about 1 block away Also the beds are a little hard side other than that we love the hotel.

The staff was very nice. The safes didn’t work in either room, and it was only one lock on the door, no chain or any other type of locking the door when you were in the room. The stairs did not have a good handrail and they were tricky to walk up and down with luggage. The water pressure was not too good and the water was not too hot. my toilet would get stuck frequently. I actually learned how to fix it myself instead of calling them. If you like to watch TV, they only had a small TV in the room. The bed was very comfortable. The sheets were clean. The towels were clean. The room was overall clean just needed some painting, and , maybe a little bit of updating but it was pretty much like the picture show. I would stay there again for the money I felt it was fair. The location was excellent. It was one block away from the beach one block away from fifth Avenue, right in the center . Very safe area very open.

This hotel is in a PERFECT location. You walk out the front door and you are right in the middle of everything you need in Playa Del Carmen. You won't need a taxi ever, you can just walk everywhere. The room was perfectly nice and they clean it everyday. The check in was great and they took good care of us. The property is beautiful with a jungle vibe. The pool is beautiful, but almost an "indoor" pool the way it's set up, so we never saw anyone use it. You're so close to the beach, everyone just walks to the beach. A/C worked great. Hot water worked great. Bathroom was pretty smelly at times, but in my experience traveling to Mexico a lot, that's pretty common. Just ignore it. The hotel does have some noise from the clubs on 5th Avenue, but not nearly as bad as many because it's set back a little from the craziness. Bring ear plugs though if you're a light sleeper. Starbucks is right out your front door. The hotel offered roundtrip transportation from to/from the airport and they were very punctual and trustworthy. I loved my stay at Hotel Kinbe and would definitely recommend it and will stay here again in the future. Don't hesitate to stay at this hotel, it's a great option.

Nice hotel in a central location but NOISY!!!

The hotel is in a great location, steps away from 5th Ave & the beach with bars, restaurants and shops. The room was spacious, clean and comfortable with housekeeping extremely efficient. Front desk staff were also great. There’s a handy breakfast café across the street which is very reasonably priced but service can be a little slow so be prepared to wait. Beware of the beach bar at the end of the road (Zenzi Beach) as they will try to overcharge you! Avoid bars with no drinks menu / price list as they'll overcharge on purpose. Because of the proximity to 5th Ave and the clubs, the noise is very loud until 3am and can affect sleep, so whilst we enjoyed the hotel itself, would choose somewhere quieter in future. Beware of garden facing rooms, especially on the lower floors because of the lack of natural light. We were originally checked in to a ground floor room which was dark and bleak, so asked to change to a higher floor room which we did and made such a difference to our stay.

Our stay here was great! Nor problems whatsoever. The people at the front desk we're all awesome and smoke great English. They also had great suggestions on things to do and places to eat. Definitely would recommend this place.
