River Access Cabin w Hot Tub, Deck, Grill, & Wifi
Summary:
Little Fawn is a cozy cabin nestled in the woods just steps from the Shenandoah River, with everything you need for your getaway.
The highlights:
- Enjoy our outdoor hot tub!
- Grill and relax on the huge deck
- Walk 15 minutes down to the river (with canoe/kayak/tubing rentals right there!)
- Cozy up inside beside the wood-burning stove
- Drive 20 minutes for outdoor adventures in Shenandoah National Park, Skyline Drive, and Luray Caverns
Enjoy!
The Space:
Our cute, newly-renovated cabin is packed with amenities and fun for couples, families or small groups of friends.
The cabin includes:
- Two bedrooms (each with a queen bed)
- A huge wrap-around deck with a propane grill
- Outdoor hot tub perfect for relaxing after a day hiking or on the river
- Open concept living room with wood-burning stove (although we have AC and heat, so no need to worry about the stove if you don’t want to!)
- Smart TV with access to all your favorite streaming services
- WiFi that's normally fast enough to stream movies and hold video calls, however could be spotty at times due to local reception
- Fully-stocked kitchen with a stove/oven, microwave, and everything you need for cooking or grilling
Please Note:
There are a couple of floorboards that are slightly raised or rounded due to shifted joists. The floor is structurally sound, and we feel it adds to the rustic charm of the cabin, but we wanted to bring this to your attention.
Our cleaning team sweeps the deck, stairs, and walkways before each arrival, but because of the natural mountain setting, you may still notice leaves, pollen, or other outdoor elements—especially during certain seasons. Nature has a way of leaving its mark, no matter how often we tidy up, and we appreciate your understanding.
Wi-Fi is provided, though service can occasionally be slower or spotty due to the remote mountain location. We recommend downloading any essential content in advance so you can fully relax and enjoy your stay.
Please be advised that you’ve rented a mountain property. AWD or 4x4 is recommended. The main and secondary roads are typically paved, but many side roads are gravel or hard-packed dirt. You may encounter potholes, ruts, steep inclines, and rough terrain. Most front-wheel drive vehicles have no trouble accessing the property when driven slowly and carefully, but low-profile vehicles such as sports cars or motorcycles are not recommended. During inclement weather (snow or ice), 4-wheel drive or tire chains may be required. We also recommend purchasing travel insurance if visiting during the winter months, as we do not issue refunds for road conditions that are beyond our control.
We often take our three little kids and dog to the cabin with us, so we're very family- and dog-friendly. Unfortunately we don't allow cats (we're allergic).
Thank you for understanding, and we hope you embrace the adventure—this peaceful, scenic setting is exactly what makes Little Fawn such a special mountain escape!
We’re a 15 minute (less than 1 mile) walk from the Shenandoah River -- where you can book a canoe, kayak or tubing trip with Shenandoah River Outfitters (they’re right there and are fantastic!). And of course, we’re centrally located to all the other fun outdoor adventures in the area -- including Shenandoah National Park, Skyline Drive, and Luray Caverns.
Guest Access:

Convenient for a weekend getaway. Walking distance to Shenandoah River Outfitters, which is great for tubing. An easy drive to Luray and numerous wineries, etc. Check-in was easy, and we were invited to check in about an hour early.
The Wifi is a T-Mobile Hotspot, which worked fine for working remotely but unfortunately does not support most streaming services like Netflix.
The beds were comfortable and the property was clean. The property in general could use a bit of maintenance and repair - lots of minor things like the one bedroom door does not latch, etc.

Disliked: Communication
Issues not resolved by host
The house itself was cute and the location was convenient for hiking and other activities. However, while the host, Tony, was communicative in the sense that he checked in and offered to provide local recommendations, when issues came up (an empty propane tank and not enough towels, despite the house manual saying there would be extra of both), he did not seem able or willing to resolve them. When I notified Tony about these issues, he said he’d contact the handyman/cleaners and get back to me. I had to follow up several times as I did not hear back (despite receiving unrelated messages with checkout instructions for the following day). Tony did eventually offer to reimburse us if we swapped out the propane tank ourselves, but by that time we had adjusted our cooking plans. He did not get back to us at all about the towels.
A few other things to note - while the neighborhood is wooded, we could still see and hear the neighbors (there was a loud, late night group down the hill, which might not be an issue all the time but was for us). Additionally, we had to re-wash dishes that were in the cabinet before using them as they were not quite clean. With so many lodging options in the area, I would not recommend this property as a first choice.

A cozy, comfortable cabin! I appreciated the games provided as well. It was super clean and the host was very communicative. We thoroughly enjoyed our stay, and the hot tub is a lovely touch. Would stay there again.
This a beautiful place to explore the Shenandoah area. Close to Luray and wonderful hikes. The cabin has a great kitchen and outdoor grill that we used to cook every night. Beds were incredibly comfortable and the hot tub was very clean & relaxing. The host was very considerate, checking in on us and helping with ideas on activities.
We had a quick night stay while exploring the Shenandoah mountains. The owner was super professional and there to help at any time if we needed. It was clean and a fully stocked kitchen which would have been nice if we were staying longer.
The cabin had everything we needed and a few extras. The cabin was clean a cozy. The hot tub was a perfect way to end the evening before sitting on the porch star gazing. The only "negative" is the driveway. It was pretty rough...large bolders, holes, it could use some new gravel. A SUV is a must to get up the driveway. The beds were very comfortable. The location is great for outdoor lovers. Eventhough Shenandoah Outfitters is very close, I don't recommend walking to it.The walk back up very steep hills to the cabin is not easy. The PM, Tony, was great. He answered all my questions and stayed in contact. The picture is from Boat Landing #8 which is just a few minutes drive from the cabin.
Property was fantastic only problem was there was a 53.00 charge I didn’t know about which really got me upset it was VRBO that charged me

The house was fairly tired looking overall. The listing photos appear to be from several years ago, judging by the weathering. The hot tub was half-filled and had no power. The Wifi did not work the first two days of our stay. The furniture was stained, and there was a thick layer of grease and dust on every surface that, I assume, was not on a specific turnover check-list. The only decor is a few plastic plants, a "no smoking" sign and a (kind of cool?) tennis-racket abstract sculpture. Every vertical surface needs paint, and in some places, mold abatement. Stinkbugs (yes, stinkbugs) kept crawling in our bedroom window through the gap caused by the window-unit.The kitchen was surprisingly well-equipped. Underneath the stove's top (where all the spills collect) had clearly not been cleaned in many, many years.Taking out the garbage requires you to lift a 100lb steel dumpster lid up from 5ft to 6ft, then throw the trash up, over your head, and hope it makes it in before you drop the lid.So three stars -- It's the cheapest game in town and you get what you pay for. Still, Motel 6 is probably better bang for your buck.
Overall a nice experience. Quiet location away from town with relaxing amenities and did I mention the quiet. Host was responsive and kind. If you are looking for internet usage during your stay, this location has minimal. Fire pit was nice and a hot tub is available. Good size incline but a small SUV made it without any trouble.

Quiet location but no views, horrible wifi and it needs some work
This VRBO was situated off the beaten path. So far off that we weren’t bothered by traffic, ambient light or loud neighbors. But the listing stated it had views of the mountains, which wasn’t entirely true. We stayed in August so the foliage was thick, not allowing much of a view of the Shenandoah mountains. I’m not sure how it would have fared in the winter with less foliage, but the surrounding trees were quite dense.
Onto the property. We really appreciated the fact that they emptied the hot tub and re-filled it prior to our arrival, but unfortunately it took almost 18 hours for it to get above 100 degrees. Cleanliness comes before convenience I guess. The rooms were spacious and the beds comfortable. One downside was the water being discolored, almost brown. The brochure/handbook said this might be from the mineral rich waters in the area. I have visited Iceland and Costa Rica and swam in their mineral springs and never noticed brown water. Maybe I missed out on that part of the tour in those countries. We ended up using bottled water for coffee, hygiene and our dishes as not fully knowing the source of the discoloration, better safe than sorry.
The WiFi was almost as bad as dial up. It worked great in the morning and when it was sunny, but was useless during inclement weather and at night. This might be due to the owners using a satellite service or the fact that it’s so high up, service in that area was non-existent. The handbook instructed us to use our phones as a hot spot if the service was poor. For what we paid for the VRBO, the WiFi should’ve been better or it should’ve been advertised as unavailable.
Finally, the location was not the most car friendly. The driveway had softball sized rocks strewn about an unpaved road with 1-2 foot wide divots. I almost parked on the access road so as not to have any damage done to my car. But there were some deer casually strolling by as well as a few woodpeckers in the woods. That was fun to see and hear.
Overall, I give this location a 3 out of 5 stars. It did the job, but not what we expected after what we read in the listing. We could’ve gotten a roadside motel in town for half the price with great views of the mountains.
we enjoyed staying in this cabin. It has all you need for a small vacation. It's well equipped in case you want to bring food or prepare a quick meal. The hot tub is a very nice feature, very relaxing.
Perfect Valentines Getaway. The cabin was clean. Beds were very comfy. The hot tub was relaxing.
Great place to stay if you wanna escape the busy city.
The owner, Tony was quick to respond and very friendly.
We absolutely adored staying here. Anyone looking for a break from the rest of the world? This is the place! We had complete privacy and our host, Tony, was very responsive. Nice clean peaceful getaway. If we’re ever headed to Luray again we would definitely love to stay here again.
