Arrival amid the sea, light, and open landscape

Leave everyday life behind. Take a deep breath. Feel the sun on your skin. Let your gaze wander over the landscape. And suddenly realize how good it feels to simply arrive.

That’s exactly why Seaside No. 12 was created.

High-quality vacation apartments in List on Sylt—for people who aren’t just looking for peace and quiet, but want to find it. For people who long for a place that offers a sense of security while also letting them experience the island’s unique atmosphere.

The design follows the Nordic philosophy that architecture should not focus on people, but rather on the life within it. Clean lines, natural materials, and the island’s ever-changing light create spaces that radiate tranquility without imposing themselves. Generous windows seamlessly connect the interior and exterior, creating new favorite moments at every hour of the day.

The first cup of coffee in the morning sun. The view of the swaying dune grass. The silence after a long walk on the beach. It’s not the big highlights that make Seaside Sylt special, but the many small moments in between.

High-quality materials, custom-made fixtures, SieMatic kitchens with Miele appliances and a Bora cooktop, comfortable box-spring beds, and—depending on the apartment—a private sauna create a living experience that is deliberately understated. The focus isn’t on the amenities, but on the feeling of having arrived.

Nestled between the dunes, the Wadden Sea, and Lister Harbor, Seaside No. 12 combines the tranquility of nature with easy access to the island’s most beautiful spots.

Less everyday life. More time for yourself.

Seaside No. 12 isn’t just a place you book on a whim.

Less everyday life. More time for what really matters.

True luxury is time.

Time that feels like time again.
