The Space:
Welcome to our spacious and charming house, a unique and comfortable retreat in the heart of Indianapolis! Built in 2024, our home combines modern amenities with the character of traditional homes, offering the perfect place for groups and families to relax and enjoy downtown Indy. A busy road behind the house brings the sounds of city life, adding to the vibrant atmosphere.

Property Features:

Master Bedroom (First Floor):
The master suite is located on the first floor and features a king-sized bed, an en-suite master bathroom with a walk-in closet, and a TV for your convenience.

Second Bedroom (Second Floor):
This spacious room comes with two queen beds and a large private bathroom, as well as a TV for entertainment.

Third Bedroom (Second Floor):
A fun and functional room with a bunk bed setup, featuring two queen-sized beds and a TV.

Fourth Bedroom (Second Floor):
This cozy room has a single queen bed and its own TV.

Fifth Bedroom (Second Floor):
Located near the upstairs patio, this room is perfect for single sleepers and comes with two twin beds. Games are affixed to the wall, offering a fun and interactive space.

Bathrooms:

Master Bathroom: Attached to the master bedroom, with a walk-in closet and all the essentials.
In Suite Bath: Located in the Queens room, this bath is stocked with everything you would need to get ready for the day, or unwind.
Upstairs Full Bath: A full bathroom is conveniently located near the washer and dryer on the second floor.
Half Bath: A convenient half bath is located on the first floor in the hallway.

Living Area:
Entering through the back patio, you will be introduced to the lovely large Living room.

Kitchen:
The fully stocked kitchen has everything you need to prepare meals, and we’ve provided complimentary coffee to help you start your mornings right.

Games:
Enjoy games throughout the house, perfect for family fun or relaxing downtime between exploring the city.

Parking:
Parking is available behind the house in an open lot, or you can find street parking in the front for your convenience.

Laundry:
For your convenience, the house includes a full-size washer and dryer located near the bathrooms.

Guest Access:
Guests will have full access to the main house.

Other Things to Note:
While we allow up to 16 guests, it is up to the group to decide if their group size will fit comfortably. Please read and understand the layout of the house.

PLEASE PROVIDE AN AFFIRMATIVE RESPONSE TO THE FOLLOWING:

• Underage teenagers trying to throw a party is not allowed. I will show up with the police and press charges. ($500 fine)
• NO smoking inside the house or garage. Smoking outside is completely ok. ($500 fine)
• NO use of firearms or fireworks on the premises. ($500 fine)
• All damage will be considered intentional/reckless if not reported via email/messenger or phone.
• No pets on the furniture please. Please make sure to clean up after your pets. Owners are responsible for pet damage.
•A determination will be made as to whether any damage was intentional/reckless or accidental. Guests will accept responsibility for any non-accidental issues and will be charged for compensation. Shit happens and we are not here to nickel and dime you. This is meant for reckless activity.
• No bookings for guest under the age of 25
• You are limited to the number of guests on the reservation plus 2. If you would like more just confirm first.
• Unless receiving prior approval, check-in , and check-out must be followed for cleaning, maintenance, and other bookings. ($40/hour fine)


Check out instructions:

1. Beds - Please strip all used beds or leave them unmade. If you choose to strip the bed, place the sheets on the mattress or in the laundry basket (if provided).
2. Dishes - Ensure all dishes are washed. Running the dishwasher is perfectly acceptable; just make sure to remove any food from the dishes before starting it.
3. Trash - Gather and throw away all trash. Extra trash bags are located at the bottom of the trash can or under the sink.
4. Refrigerator - Dispose of any leftover food in the refrigerator. Our cleaners will take any unopened food, beer, or water.
5. Towels (Optional but Appreciated) - If possible, please start a load of used towels in the washer. Use bleach on white loads only and use laundry detergent, and run the washer on hot.
6. Early Checkout - If you check out early, please send us a message so we can send our cleaners over. We will also send a message tomorrow; if you will be there until checkout time, feel free to ignore it.

Situated in the core of Bates Hendricks, guests have the convenience to either walk or drive to numerous local stores and dining options in both Bates Hendricks and the adjacent Fountain Square. You will here cars passing and the occasional siren just like any other downtown neighborhood Being just a swift 5-minute drive from downtown's epicenter, Bates Hendricks presents travelers with a genuine glimpse of Indianapolis's local ambiance!
