For the safety and comfort of all residents, this property requires a quick background check and valid photo ID for all adult guests. After confirming your reservation, you’ll receive a secure link to complete this process. If the check is not approved, guests will need to cancel the booking, and a refund will be issued. 1. Primary Guest Requirements

The primary guest making the reservation must be at least 21 years old, must complete the required guest verification process, and must personally stay at the property for the entire reservation.

Third-party bookings are not permitted. The primary guest must provide valid government-issued photo identification and complete the required background check. Reservations made by or on behalf of a primary guest under the age of 21 do not meet the property`s booking requirements.

2. Local Booking Restriction – 50-Mile Requirement

Due to building requirements, reservations from guests whose primary residence is within 50 miles of the property are not accepted unless specifically approved in writing before booking.

Guests who reside within 50 miles of the property must contact us and receive approval before making a reservation. A reservation made without the required prior approval does not meet the property`s booking requirements and may be subject to cancellation in accordance with the reservation`s terms and applicable booking platform policies.

3. Adult Guest Identification

All adult guests (18+) included in the reservation must be registered and provide valid government-issued identification as part of the online check-in process before arrival.

4. Advance Bookings – Verification Deadline

For reservations made more than 24 hours before the arrival date, all required pre-arrival requirements must be completed at least 24 hours before the arrival date. This includes Step 1 (primary guest verification/background check) and Step 2 (online check-in form and required government-issued identification for all adult (18+) guests).

These requirements are necessary to verify the reservation and provide required guest information to the building before arrival. Completion of these requirements is a condition of check-in and building access.

If the required steps are not completed by the deadline, we may be unable to authorize building or property access until all requirements have been satisfied. Any cancellation, refund, or reservation modification resulting from failure to complete disclosed booking requirements will be handled in accordance with the reservation`s cancellation policy and applicable booking platform policies.

5. Same-Day Bookings – 9:00 PM Verification Deadline

For reservations made on the day of arrival, Steps 1 and 2 of the required verification process must be completed no later than 9:00 PM local time.

This is a verification deadline, not a check-in deadline. Once all requirements have been successfully completed, guests may self-check in at any time after the regular check-in time, including late at night.

If verification is not completed by 9:00 PM, we may be unable to authorize building or property access that evening. Check-in may therefore be delayed until the following day. Any cancellation, refund, or reservation modification resulting from failure to complete the disclosed requirements will be handled in accordance with the reservation`s cancellation policy and applicable booking platform policies.

6. Registered Guests & Occupancy

The number of guests on the reservation must accurately reflect everyone staying at the property. Only registered and approved guests are permitted to stay overnight, and the property`s maximum occupancy may not be exceeded.

Unregistered or undeclared overnight guests may result in an additional charge of $100 per guest, per night, where permitted by the applicable booking platform`s policies.

7. No Parties, Events or Unauthorized Gatherings

Parties, events, and unauthorized gatherings are strictly prohibited. Only registered guests and approved visitors are permitted at the property.

Guests must comply with all property, building, and applicable booking platform occupancy and conduct requirements. Violations that disturb other residents, compromise building security, or create a safety concern may be reported to the booking platform and/or building management and may result in termination of the stay in accordance with applicable policies.

8. Quiet Hours

Quiet hours are from 10:00 PM to 7:00 AM.

Please keep music, television, conversations, and other noise at a reasonable level at all times, particularly in hallways, balconies, elevators, and other shared areas. Guests are responsible for the conduct of everyone associated with their reservation.

9. No Smoking or Vaping

Smoking and vaping are strictly prohibited inside the unit and in any areas where prohibited by the building, including balconies where applicable.

Guests are responsible for actual costs associated with a smoking violation, including additional cleaning, deodorizing, remediation, damaged linens or furnishings, and other documented costs resulting from the violation.

10. Check-In & Check-Out

Check-in is anytime after 4:00 PM, once all required verification and check-in requirements have been completed.

Check-out is by 10:00 AM.

Early check-in or late check-out must be approved in advance and is subject to availability. Unauthorized late check-outs may result in charges for actual additional costs incurred, including additional cleaning or operational costs.

11. Building & Common-Area Rules

Guests must comply with all posted building rules and instructions regarding entrances, elevators, amenities, common areas, security, parking, noise, and guest conduct.

Access devices, amenity fobs, keys, parking passes, and building credentials may only be used by registered guests and must not be shared with unauthorized individuals.

12. Parking

Where parking is provided, guests must follow the parking instructions supplied for their reservation and park only in the designated space, garage, lot, or zone.

Guests are responsible for parking tickets, towing charges, or other costs resulting from failure to follow the provided parking instructions. Parking passes, permits, fobs, or access devices must be returned as instructed.

13. Pets & Animals

Pets are not permitted unless specifically authorized in advance.

Service animals and other legally protected accommodations will be handled in accordance with applicable law and the policies of the booking platform through which the reservation was made.

14. Technology & Security Devices

For the safety, security, and proper operation of the property, Wi-Fi equipment, smart-home equipment, security devices, exterior cameras, noise-monitoring devices, Blink equipment, and other installed technology must remain connected and operational.

Guests must not unplug, disconnect, power off, disable, cover, move, reset, damage, or otherwise tamper with these devices.

Guests may be responsible for actual costs incurred to restore service, repair or replace equipment, or address problems resulting from unauthorized interference. Intentional or repeated tampering may also be reported to the applicable booking platform and may result in termination of the stay in accordance with applicable policies.

15. Damages, Missing Items & Excessive Cleaning

Please notify us promptly if anything is accidentally damaged during your stay.

Guests are responsible, subject to applicable booking platform policies, for actual costs resulting from damage, missing or stolen property, excessive cleaning, or rule violations attributable to the guest or members of their party. This may include furniture, décor, appliances, linens, towels, keys, key fobs, parking passes, remotes, technology equipment, and other items provided with the property.

Where applicable, documented costs may also include professional repairs, replacement items, additional cleaning, emergency service calls, and other losses directly resulting from damage or a House Rule violation.

16. Furniture & Property

Please do not move or rearrange furniture or remove furnishings, décor, appliances, electronics, linens, or other items from the property.
