BEDROOM The property offers four comfortable bedrooms, each furnished for a restful stay. The first, second and fourth bedrooms offer a queen-sized bed, while the third bedroom offers a double bed. All bedrooms feature professionally laundered and pressed linen, along with generous wardrobe space for your belongings.
BATHROOM The property features two bathrooms, plus an additional separate toilet. Bathroom 1 includes a shower and toilet, while Bathroom 2 features both a shower and bath. The separate third toilet provides added convenience. We provide towels, shampoo, conditioner, body wash, and toilet paper to get you started. For longer stays, guests may need to top up supplies depending on usage.

**Booking Confirmation** Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.
**Check-In & Check-Out** - Check-in: from 3:00 PM | Check-out: by 10:00 AM - Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.
**No Smoking | No Pets** This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It** Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only** Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events** This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
**Families Welcome** Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.
**Bathroom Matters** We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
