Located in a gated complex on Little Street, you can walk along the greenway to Sanford Stadium (only 1.1 miles) or walk to lovely downtown.
The apartment has a two beds, a full bathroom, kitchen with all the essentials, and a patio. The complex includes a gym and laundry facility.
If booking for another person, friend/family or employee please message us before instant booking please. Per Airbnb Terms of service we do not accept 3rd party bookings. Please see rules for more info.
Our one-bedroom apartment is located in a gated complex that is less than a mile from downtown and Stanford Stadium.
The apartment is located on the 3rd floor which will certainly help you get in those steps in. Please keep in mind that there is no elevator, so the only way to access the unit is by stairs.
We have everything you need for a comfortable stay including a queen size bed in the bedroom and queen sized Murphy bed which is easily pulled down with no fuss, and a curtain can be pulled for privacy.
You will find the kitchen is fully equipped with all the basics for making a home-cooked meal if you decide you need a break from all the wonderful restaurants that are nearby.
For entertainment needs, our condo is equipped with a flat screen HD television equipped with Roku with free access to Netflix.
Also included access to the gym and paid laundry facilities and FREE parking (two spaces included.)
Best of all, you will love how convenient our apartment is to downtown, UGA and Sanford Stadium!
Guests will have access to the entire apartment. You will be provided to a code to have full use of the laundry, fitness and facilities.

Notice of Agreement and Release
STATE OF GEORGIA ATHENS-CLARKE COUNTY RENTAL AGREEMENT, TERMS, AND RELEASE WHEREAS “Host” is the owner of certain realty (“the property”), and WHEREAS “Guest” is/are one of more guest(s) upon said property as a Permitee. Guest, by undertaking coming upon the property at such realty, and choosing to take advantage of its availability, thereby agrees to the terms below, and agrees to bound by same:
1. GUESTS Guest(s), by undertaking to come upon the property, agree(s) to the guest member limitations as posted in the information regarding said property on the internet host site (such as AirBnB) and specific pages regarding the property that Guest has encountered information from and made contact with Host through Guest, represents they have read all pages and portions of the available site pertaining to such property. Guest represents that, in all ways, guests visit is planned to comply with, and shall comply with, all terms thereof. Guest agrees to pay an additional fee of $50.00 for each unnoticed (notice not given in advance by Guest to Property) guest making use of the property.
The property is not child friendly, that is, typical safety procedures to accommodate children under 16 have not been made. For instance, but not by way of limitation, railings are not sufficient to hold in toddlers, cleaning products are accessible to children, electric sockets are not covered.
All adult guests are expected to familiarize themselves with the property before making use of any structures, systems, equipment, outdoor areas, or other features of the property.
Guests are expected to ask questions, and obtain clarification before making use of any of the above stated aspects of the property.
2. PROPERTY The property shall include the designated area of the realty only, and guests shall not intrude upon areas not otherwise agreed to in advance for their access. Please ask to the degree that you seek access to other areas of the realty.
The property shall include personal property onsite, and Guest shall not disturb or make use of personal property within the unit or property which is not typically provided for the purpose of guest’s visit. Guests shall not cause harm to any personal property, shall immediately report any damage to Host, and shall leave all the property in the same condition as at the beginning of entry upon the property, typical use excepted.
RELEASE
Guest(s) does hereby release and agree to hold harmless and indemnify host for any and all damage to property of Guest or injury to Guest or persons with Guest which may be attributed to anything less than gross negligence on behalf of Host.
Guests shall remain courteous, receptive, competent, and gentle at all times, and shall not allow unauthorized persons or pets upon the property without prior consent of Host.
4. TYPICAL CHARGES The following represents typical charges for items which would be the responsibility of Guest to pay within 10 days of use of the property:
(a)Lost key - $50.00
(b)Smoking within unit -$250.00
c)Loss of towels - $20.00 each
(d)Carpet spill/stain-$75
This is by example only, and not exhaustive.
5. OTHER This Agreement is drafted in contemplation of the laws of the State of Georgia and shall be interpreted consistent with the laws of the State of Georgia.
Venue for any action concerning the terms of this agreement shall be in Athens-Clarke County, Georgia, in the parties hereby submit themselves to the jurisdiction and venue of the courts of Athens-Clarke County Georgia for such purposes. This agreement shall not be interpreted against or to the prejudice of either party by virtue of the source of its compilation.
No waiver of the terms of this agreement shall be effective unless in writing and signed by the party sought to be bound thereto.
Any portion of this agreement found or rendered void or unenforceable shall be severable, and the balance of this contract shall continue in full force and effect.

TO BOOK THIS LISTING you must have:

RULES/POLICIES
REFUND POLICY
Full refund: if canceled 30 or more days before check in date (excluding credit card processing fee for refunded VRBO guests).
If booked between 14 and 30 days before check in, you must notify us within 48 hours of booking for the full refund (excluding credit card processing fee for refunded VRBO guests).
50% refund for cancellations up to 7 days before check in (excluding credit card processing fee for refunded VRBO guests).
If booking is less than 7 days away, no refunds will be granted other than the cleaning fee.
Please note- if canceling via VRBO, a credit card processing fee of up to 4% will be charged.
THIRD PARTY BOOKINGS If booking for a friend or family member and you will not be staying with them, you must add them to your reservation. They must have a verified profile with ID.
If booking for an employee: Please have a Airbnb for work account (there is no cost to have this type of account) or have your employee added to the reservation. They must have a verified profile with ID.
We reserve the right to cancel 3rd party bookings if not notified in advance.
PET POLICY
If unauthorized pets are brought to our home, your reservation will BE CANCELED with no refund and you will be ask to leave the property. If discovered that a pet was brought after you check out, you will be charged a $250 fee in order for us to pay for an extensive cleaning of the apartment.
SMOKING
There is NO smoking allowed inside of the apartment. If you do smoke inside the house, you are a risk of loosing your deposit in order for us to pay for steam cleaning the beds, curtains and walls. The amount of this fine will be $250.00.
Smoking is allowed on the terrace as long as the sliding glass doors are closed to prevent smoke smell in the apartment.
PARTIES
Large gatherings or parties are strictly prohibited.
PET POLICY
This apartment is strictly no pets. No exceptions will be made. Our other listing named “Stadium Stay-Downtown Walkable”, does allow dogs. Please see this listing for details if wanting to bring a dog.
