WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed. (Maximum of 5 dogs), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -The home has satellite television (Direct TV.) -There is whole-house AC. -The home does not have a fireplace. -This unit has a propane grill. -This unit has a fire pit. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery! -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 3 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing six steps. -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling -There is a trash dumpster on-site.
Disclosures -A signed rental agreement is required for all reservations. -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.

We loved the location of 40 PL. It was tucked off of the main road, and felt like we were truly in the woods! The cabin is spacious and more than enough room for four adults and medium size dog. The location to hiking trails and Mt Washington Cog Railway was ideal. We even enjoyed s'mores by the fire pit! We would absolutely consider returning to this property.
We had a very nice stay. This is a perfect house for 4 people but more than that can get a little crowded. The last day the heat went off and we woke up on the cool side. Cool log cabin style and excellent location!
This home is beautiful! Clean, comfortable and with the best location to enjoy the outdoors. We attended a wedding in the area and while our trip was going to include our twin great nieces the plans unfortunately changed. It was only my husband and I and 2 of our adult kiddos. We also had to leave a day early for a family emergency. But this home is so great. The area was explored with our dog Molly who also enjoyed the many new scents the area had to offer. A quick respit for us that was thoroughly enjoyed. We hope to try this again and get out to do more. We are frequent guests in the White Mountains. It is one of my favorite places.

Amazing stay in a beautiful home!!
We stayed over Memorial Day weekend and had the best time! We were thrilled that our dog could come along with us. The property was beautiful, the house was clean and welcoming. It had everything we needed! We can't wait to come back.
Had an amazing time. House was conveniently located. Charming rustic. We love a log cabin! Owners were very welcome and helpful. They had a full book of helpful tips!

This log cabin had all the amenities you would have if you lived there. All rooms and facilities were immaculately clean and well furnished. Beds were very comfortable and towels plush and an ample supply. A great experience and highly recommend it. Would definitely do it again.
We had a wonderful stay. Even though it rained for 3 days we found plenty to do. The cabin had games and the porch is covered so we sat outside reading. There was plenty of room for 2 of us and our dog. The beds are comfortable, check in was very easy, and cabin was very clean when we arrived. We used the grill. It was clean and had no issues. Was a perfect stay to get out of the hustle of the city life. The neighborhood was quiet and has a nice walking trail at the end of the road.
Perfect Location for a Summer Family Vacation in the Mountains
This is a fantastic property for a family trip to the White mountains! The property is close to Mt. Washington, and tons of hiking in the Notches. The house felt new and clean and gave the perfect locations to all the attractions. The house had everything we needed in the kitchen and Baths and everything was as described. I was unable to get the central air started however the cooler weather we had it was not an issue and it was not needed for our trip. We did not see moose on our trip but we did see moose tracks within walking distance of the house. Would like to stay here again some time in the future and take advantage of more of the hiking opportunities jn the area.
This cabin was pretty good but lots of little things could have been better. There was a mouse in the kitchen, there was lots of pet fur on the couches, the bed frame for the king bed was super squeaky, and one of the bathroom doors wouldn't close all the way. We still enjoyed our stay, but I'd look for a different cabin if I was in the area again. This one just didn't seem well cared for, which is a shame since it's only 2 years old.
We had a nice stay and enjoyed the very well appointed, clean home. Two issues - the door is difficult to unlock and the AC did not work; we couldn’t get the temp below 78 degrees.
House was roomy and beds were extremely comfy. Location was great. We did hear some construction sounds during the day and a loud groups a few houses away but that was our last night ( Friday) otherwise extremely quiet and peaceful during the week. Management was responsive and very easy check in and check out process.
Doesn't get much better than this rental for the price range it's in. Location is ideal for traveling the area on short road trips. Everything is less than 1 hour away.
The most impressive part of this home was its cleanliness. #1 criteria when renting houses. Kudos to the cleaning crew.
