"We stayed in an annex building San Marco 4149 which is approximately 1-2 mins from the hotel. We only went to the hotel to return the keycard and leave our luggage on our departure day but the staff were lovely and very accommodating. The hotel organised our airport transfer from Venice Treviso as we had never been to Venice before and were arriving late evening. The taxi driver was not at the airport when we arrived so we sent a WhatsApp to the hotel, thinking we would be unlucky to receive a response as reception closes at 8 pm and it was after this time; we received an immediate response which helped us resolve the situation quickly. We were sent advice on how to navigate to the accommodation once dropped off by the water taxi and how to gain access - all worked like clockwork. Location is fabulous - approx 5 min walk to St Mark's Square. The apartment was spacious, very clean, quite dated (which we would expect given it was Venice) but very functional. Bathroom was modern. Kitchen had oven/hob, fridge, kettle, coffee machine. Wine was in the apartment for purchase. Beds comfortable. You can hear people outside but it isn't located near a busy bar so was sporadic. No AC although we didn't really need it as vist was early June with outside temperature mid-20s. Communication from the hotel staff was excellent. I feel we picked an expensive option due to being Venice novices, although am very happy with the choice and again, the location is excellent."

"Our room was broken and in poor condition overall. Shower head arm & toilet seat were broken and not fixed until the next day. Same for the safe as well. The carpet had been cut out in pieces and new pieces glued down. The closet door was off the track and resting against the side of the closet up against the wall. Where the wall meets the ceiling has been painted over the wallpaper to try and cover what appears to be mold. The AC temperature is limited, doesn’t go below 22.2*. There is a hole in the wall at the bathroom door frame as well. The staff at check in was unfriendly and not helpful to have the items in the room fixed. Apparently he is the sole worker in the hotel @ 5pm onwards. We asked to have the room changed, early check out with a refund or partial refund and every option/suggestion was declined. The maintenance staff were friendly and tried to assist where possible. The breakfast was different from what we are accustomed to - cold ham or salami with cheese on a dinner roll or croissant. There was jam, honey or Nutella available for the croissant as well. Lots of people were complaining about the coffee. The juice was good! We didn’t try the corn flakes. I would never stay here again and can’t recommend this hotel. There are too many other options available."

"We felt welcomed by the staff as soon as we arrived at the hotel and they answered all our questions and offered helpful suggestions for our stay. The hotel is located near many popular places, including the Rialto Bridge a few blocks away— we found the location ideal for our exploration of Venice. Of social note, the hotel Is only a couple of short blocks from one of the stops for the river bus. The breakfast buffet was also excellent and gave us a good start on each day we were there. It included some American breakfast staples (bacon and eggs) as well as bread, yogurt, Italian pastries, and several varieties of juice along with coffee. The only caution we can add is that if you are in the attic room (which was wonderful with an en suite bathroom), be prepared to climb lots of stairs to get to your room! We loved the room— quiet and comfortable, perfect for our needs."
