SUMMARY
Welcome to our new modern waterfront house (no shared walls!) complete with 2 levels, 2 spacious outdoor areas, and ~3,000sf of indoor/outdoor living! Other highlights of this high tech 2br + 2.5ba offering include automatic window shade & ceiling fan controls, Tesla charger, relaxing massage table, A/C, top of the line Wolfe & Subzero appliances, ground level patio with built in BBQ & fire pit, separate upper level sun deck, gorgeous polished concrete floors, folding accordion patio doors, high ceilings, 4 parking, 2 dogs ok (unfortunately no cats) & sleeps 8 (6 adults max).
1ST LEVEL (main living area + patio + half bath)
Prepare to be wowed as you enter this open & spacious modern house located on the bay in the heart of Mission Beach. This spacious, light & bright house encompasses nearly 3,000sf of interior & exterior space & over 30' of unobstructed water frontage.
The main living area is completely open with no walls separating the kitchen, dining, & living room. High open beam ceilings & a wall of folding glass patio accordion doors surround this space & leads to a wonderful bayfront patio (see Outdoor Features below). 2 modern fold-out leather sofa beds surround a huge SMART TV. There's a separate dining area that looks out to beautiful blue water views, as well as a 2nd 2 person table seating. For you cooks, we have you covered with top of the line appliances including Subzero refrigerator & Wolfe brand oven & microwave. The kitchen is outfitted with gorgeous concrete countertops, lots of cabinet space, brick backsplash, & oversized island + bar seating with views out to the living room + dining room + bay.
Rounding out this level is a half bath & convenient direct access to your 2 car side x side garage with washer/dryer.
2ND LEVEL (2br + 2ba + expansive sun deck)
A set of modern wide stairway brings you to the second level, highlighted by our huge master retreat. This is the perfect space to wake up to sunrises & water views from the comfort of your own bed. Includes a queen bed, SMART TV (app functions only, no cable), and a line of windows with easy automatic window shades! Also this space has exclusive access to your very own expansive rooftop sun deck with seating & built in lighting… a romantic spot for enjoying a glass of wine overlooking the bay! You'll love the ensuite bath, with dual vanities & concrete countertops, modern sinks & walk-in surround shower. Bedroom #2 also has a queen bed & its own ensuite bath with combo tub/shower.

• HIT THE BEACH We are conveniently located in the heart of Mission Beach!!! Beautiful white sandy, swim & surf friendly beach located just steps away. Take advantage of our complimentary boogie boards, beach chairs, and sand toys.
• SHOPPING & DINING Just steps away is the main street, Mission Blvd., with endless shopping, dining, and entertainment. Our guests are provided a comprehensive list of recommended local eats and discount codes for rental shops.
• WATER ACTIVITIES If you're looking for something other than boogie boarding and swimming in the ocean, we are located just across the street to Mission Bay and water rentals shops, including jet skiing, wakeboarding, stand up paddle boarding, kayaking, and boating.
• ATTRACTIONS Enjoy a full day of family fun at Belmont Park located a short 5 minute bike ride away, SeaWorld San Diego is a short 5 minute drive, and world famous San Diego Zoo is located just 15 minutes from our beach home.
POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve a approved combination listing. No more than 1 combination listing can be reserved per stay.
