Free street parking is available on Adams Avenue and nearby blocks, but on busy weekends you may need to walk a few blocks. Please read all posted signs carefully. Guests are responsible for any parking violations.

    Disclaimer:

    Please note that this is an apartment-style complex located in a lively area with restaurants and a bar downstairs nearby. During their business hours, there may be noise and activity that is outside of our control.

    Additionally, because this is apartment-style living, you may occasionally hear neighbors or normal community noise through the walls at times. If you are highly sensitive to noise or looking for a very quiet environment, this may not be the best fit for your stay. We also provide ear plugs and a sound machine in all units.

    ‣ Neighborhood noise - The days are peaceful and serene. The building is located above a local neighborhood bar and is in the epicenter of restaurants and shops. Due to the popularity of this location, you may experience some street noise, conversations, and music from local establishments, especially at night and on the weekends.

    To abide by all legal requirements and building security rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, sign a guest agreement, pass through our third party verification portal to verify your identity and, in some instances, complete a criminal background check and provide a valid credit card with a name that matches your ID. Complete terms regarding the guest verification can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.

    We perform monthly hospitality cleanings for our guests' convenience and safety and to ensure our guests have everything needed for a great stay!

    Additionally, the community common areas have 24/7 surveillance.

    As a reminder, smoking is not allowed anywhere on the property, in your apartment, or on the balcony. Smoking will result in a $250 additional cleaning charge and possible eviction. 𝐏𝐥𝐞𝐚𝐬𝐞 𝐫𝐞𝐯𝐢𝐞𝐰 𝐨𝐮𝐫 𝐇𝐨𝐮𝐬𝐞 𝐑𝐮𝐥𝐞𝐬 any violation of house rules including Noise Violations will be fined $250 or lead to forfeiture of security deposit.

    This unit contains a smoke detector and Noise Aware device.

    We request you take care of the space with the same grace you would your own home, so that you may return again soon.

    House Rules
    - Parties/Events: To maintain the tranquility of our neighborhood, parties or events are not permitted. The home enforces a strict no-parties/noise violation policy to all its residents. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $500.

    MODERATE CANCELLATION POLICY: Full refund for cancellations up to 5 days prior to arrival. No refund after that. We do not make exceptions to this, for any reason, including weather, illness, or other circumstance that interrupts your travel (whether it is within your control or not), and do not accept date changes. Therefore, we always advise that guests purchase travel insurance for their trip, just in case!

    - Quiet Hours: Neighborhood quiet hours are from 10pm to 8am. Please be mindful of noise levels during this time. Noise complaints could lead to cancellation and eviction.

    - Occupancy: The property accommodates a maximum of 12 guests. The number of people on the property must not exceed the confirmed guests on your reservation. This policy is in place for your safety and insurance purposes. Any people more than this, will be charged $65 per any extra guest per night past 12, AND any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave.

    - Parking: Street parking only. Please note that management is not responsible for any loss, damage, or penalties incurred while vehicles are on the premises.

    - Smoking: Smoking, including e-cigarettes, is strictly prohibited inside the house. Any violations will result in a $500 charge.


    - Late check-out: A charge of $50 per hour will apply for any late check-outs that were not approved in advance.

    - Damages: Any damages to the property will be charged to the guest.

    - Pets: We do not allow pets at this property.


    - Security: If we have to dispatch security for any reason to your rental, there will be a $200 charge that will be charged to the guest. If security is dispatched multiple times then this will be grounds to terminate your reservation along with an additional $100 per time security has to be dispatched after the initial $200 fee.

    - Cleaning: Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $300, there will be a $20 fee for unclean dishes.

    - Trash: Please place all trash in trash bags, seal them, and dispose them properly.
