About this property

Aroha - Lake Views, Spa Pool & Annexe, Sleeps 12

  • Summary:

Wake up to panoramic Lake Rotorua and Mokoia Island views at Aroha Te Taumata, a spacious six-bedroom retreat in peaceful Kawaha Point. A four-bedroom main house plus a separate, self-contained two-bedroom annexe sleeps up to 12 - ideal for two families or large groups who want space together and a bit of privacy. Soak in the spa pool to the sound of native birds, with direct lake access a short 300-metre stroll away.

    The Space:

The main house has four bedrooms and open-plan living that opens straight to the view - Lake Rotorua and Mokoia Island fill the windows from the lounge, dining and kitchen. Cook in the fully equipped kitchen, gather for a meal with the lake as your backdrop, then unwind in the spa pool as the native birds settle in for the evening.

A separate, self-contained annexe adds two more bedrooms, its own bathroom, a living area and a full kitchen - ideal for a second family, older teens or grandparents who want a bit of independence.

    Sleeping and bathrooms:

    - Main house: four bedrooms, a family bathroom and a separate toilet

    - Annexe: two bedrooms, a bathroom, living area and kitchen

    - Sleeps up to 12 guests across both dwellings

Direct Lake Rotorua access is a short, level 300-metre walk down the street, and Rotorua's main attractions are only a few minutes' drive away.

    Guest Access:

You'll have the whole property to yourselves - both the main house and the annexe, the two kitchens, all the living spaces and the spa pool. Relax in the garden and outdoor areas, with free off-street parking plus extra room on the street for larger groups. Self check-in by smart lock makes arrival easy, whatever time you land.

    The Neighborhood:

Aroha Te Taumata sits in Kawaha Point, a quiet lakeside suburb on the northern edge of Rotorua known for its views and birdlife. Direct Lake Rotorua foreshore access is about 300 metres down the street - an easy stroll to watch the swans and waterbirds. You're close to everything that brings people to Rotorua: Skyline Rotorua's gondola and luge is roughly a 5-minute drive, the Whakarewarewa and Waipa mountain bike trails about 10 to 12 minutes, and the central city with its restaurants, geothermal attractions and Polynesian Spa around 7 minutes away. For everyday basics there's a local Four Square and a fish and chip shop on nearby Koutu Road, with a larger supermarket a few minutes' drive on Fairy Springs Road.

    Getting Around:

A car is the easiest way to explore Rotorua and the wider lakes district, and the property has free off-street parking with extra room on the street for larger groups. Rotorua Airport is about a 15-minute drive, and taxis and ride-share are readily available. The city centre is a short drive away, with bus routes nearby if you'd rather leave the car parked.

    Interaction with Guests:

We're a local Rotorua team and we're on hand by phone, message or email throughout your stay. We like to keep things easy - check yourself in with the smart lock, and reach out any time you need a local recommendation or a hand with anything.

We loved our stay in Rotorua. The house was very spacious and we loved the view of the lake. The kitchen was well appointed with all of the supplies that we needed during our day.The house is in a great location with very nice properties surrounding it. It was a quiet neighborhood and we were not disturbed at all. It was close into town and just a short drive to shops and restaurants. We had an issue with the internet going out but the property management company was very responsive to our messages. The house is clean but is older and so there are definite signs of wear throughout the house. Most of the heating in the bedrooms is from wall heaters, but one of the bedrooms does not have a wall heater so we left the door open to try to let some ambient heat in. I don't think this would be a problem during the summer, but it was a little chilly in the mornings during our winter stay.We would definitely stay here again – there were some quirks, but nothing that affected our overall experience.
