RIS - Ruamrudee International School

Hope Land was probably best in its heyday, some 40 years ago: marble floors, nice architecture, grand lobby.. BUT in 2026, all I saw was a dilapidated piece of filthy room. Will not stay here again. The breakfast buffet was so-so: cold baked beans, lukewarm scramble eggs, instant Nescafé, seriously no freshly brewed coffee.. it was disappointing. Thankfully as a frequent traveler, we only booked two nights to try. We are visiting our son who is a digital nomad. Hope Land is across the street from his apartment (Sky Walk), near the W-Market. Well, unless one tries, one won't know. This location on Sukhumvit s perfect; just not this hotel. I would stay away from this hotel.

Customer service was excellent, some stuff in the bathroom like shower was overflowing from the side of the bath onto the floor causing a mess.
