PARKING:
✨ Free dedicated parking directly in front of the unit. Up to 4 vehicles, 2 comfortably without shuffling. Any more than 2 and you would have to shuffle cars around to pull in/out.
✨ TRAILERS, BUSES, CAMPERS, and RVs are NOT allowed in the community.

COMMUNITY noise - Please note that being a newer community there may be noise during the day from houses under construction.

CELL SIGNAL - Due to the somewhat rural location of this property, cell phone reception may occasionally be spotty.

EARLY CHECK-IN / LATE CHECK-OUT - If you would like an early check-in or late check-out, it is $50 for 2 hours or more, subject to availability. We will do our best to coordinate with our cleaners. They need all the time they can get to make the home nice and clean for your stay!

DELIVERIES - USPS does not deliver to this property. UPS / Fedex / Amazon prime do deliver, however if you order off Amazon you don't know which way they will send it and it will get rejected if USPS is chosen. I have found it best to get Amazon orders delivered to the Amazon locker in Old Time Pottery at 2735 Teaster Ln Pigeon Forge, which is only several minutes away.

PLEASE NOTE TO BOOK THE FOLLOWING ARE NEEDED:
✨ A rental agreement will be emailed to you and must be signed within a day or the booking will be cancelled.
✨ A valid driver's license is required for proof of age.
✨ $500 security deposit hold to be placed on credit card and released within 7 days after stay assuming the property is returned with no significant damages.

PLEASE NOTE that you are agreeing to the following House Rules if you book:
We live and travel to this home, please respect it!

- Guest booking must be 25+ in age with the exception of children with parents and must be in attendance, no third party bookings.

- Guest has at least 1 review with a rating of 4.5 or higher.

- Guest agrees to sign a rental agreement and follow any guidelines set out in the agreement.

- Guest agrees to a $500 security deposit hold to be placed on credit card and released within 7 days after their stay assuming the property is returned with no significant damages.

- NO SMOKING of any kind (cigarettes, marijuana, tobacco, meth, fentanyl, etc). In the event evidence of smoking is found in the property, there will be a minimum of $500 fine plus any additional cleaning expenses imposed to deal with smoke damage and to clean the home.

- NO pets due to severe allergies. In the event a pet or pets are brought onto the property there will be a minimum $500 fine imposed plus any addition cleaning expenses to clean and sanitize the home.

- The community has quiet hours from 10:00pm to 7:00am. Loud noises and events of any kind will not be tolerated.

- No parties allowed.

- All minors must be under adult supervision in pool area at all times

- All children must be under adult supervision in loft area at all times

- No climbing on furniture or railings in loft area

- Report any damages immediately

- This is a self-catering home. We offer a limited starter kit of toilet paper, soap, paper towels, trash bags, and laundry / dishwasher detergent. It is 1.5 miles to Publix, 3 miles to Food City, and 4 miles to Walmart where you can pick up additional supplies you may need beyond that.

- Alcohol and glass around the pool/hot tub is not permitted due to safety risk. Glass is hard to clean out of a pool/hot tub and it’s equipment!

- Take care in removing the hot tub cover by following the guidelines in the check-in instructions and storing it gently folded in half against the wall. Do not put weight on it or walk on it, the cover is easily dented and damage to the hot tub cover will be a $350 charge to replace it.

- No unauthorized fires inside or outside the property.

- The cleaning fee does not cover excessive trash over 5 bags. Anything over 5 bags or excessively outside of bear cans (piled up) will have an additional fee up to $35 max.

- Guests are recommended to purchase travel insurance for the duration of their stay. Refunds will default to booking website policy.

- You will have access to the entire home with the exception of locked owner's closet(s).

- For your safety, there is a video doorbell next to the front door and a camera on the corner of the front patio that both face the driveway and record video and audio when they detect motion or the doorbell is rung. Also, there is a motion detector inside near the front door that detects movement. In addition, there is a noise decibel device that detects noise level and smoke in the home, but does not record any audio or video.
