Our home includes 3 Smart TVs, WiFi, Propane BBQ, In-Home Washer & Dryer, Linens, Beach/Bath Towels, 4 Bicycles, Boogie Boards, Beach Chairs/Toys/Umbrella, etc.

SLEEPING ARRANGEMENTS:
- Bedrooms 1 and 2 are located ground level. Bedrooms 3 and 4 are located upstairs.

HOME LOCATION:

This property is located within walking distance of the shops and restaurants at the Balboa Fun Zone between Newport and Balboa Piers. You can walk or ride bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, and boat rentals, all while staying at the beach.

For those of you with kids, The nearby Bay beach is perfect for families. Marina Park is just a few blocks away with a giant Grass area to hang out making this home an ideal location for families.

IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest will be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- This home has a small apt over the garage. This tenant in this unit has access to a secondary laundry facility located in the garage.
- You are provided 1 Garage Parking Spot.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- All Bedrooms are located upstairs, stairs will be required to access the bedroom sleeping area.
- Fireplace must not be left unattended while ignited for any reason
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

Property was great. Good location, very clean, had everything we needed. Garage parking plus street parking was convenient. Wagon with beach supplies was perfect for the kids. Will definitely be back.

This was a last minute booking due to a cancelled trip to Big Bear due to the fires. The location of this rental was perfect, 1/2 a block to the docks on one end and 2 blocks to the beach. Everything was within walking distance, entertainment, restaurants, Fun Zone, bars and stores. The garage was sufficient for 1 car, not for a huge SUV. There was plenty of street parking due to it being the end of the summer season. The garage was full of goodies for the family, beach cruisers, a wagon, beach chairs, sand toys, soft sided ice chest that I can recall. The house itself accommodated the 10 of us perfectly. The dining room was a bit tight, but we made it work. The kitchen had all of the essentials needed to cook our meals, including aluminum foil a previous renter had left as well as coffee filters. It is stocked with plenty of dishes, utensils, pots, pans, paper towels, dish soap and dishwasher soap. The living room was spacious and included a tv that was easily viewed from the kitchen and dining room. The bedrooms were spacious and the beds were comfortable. There was a balcony on the third floor, but we did not utilize it. We did use the deck off the dining room on a daily basis, morning, noon and night. Overall our family of 3 generations, had a blast. We will be returning, that's for sure. The Tower 17 staff did a great job of communicating check in instructions and any other additional information.

Rented for a family stay on the peninsula. Easy walk to beach, ferry to Balboa, shops and restaurants. We loved this location and would stay here again.

We stayed over a weekend with two other families, and enjoyed the convenient location of this house. There were plenty of bedrooms for everyone to sleep comfortably. The only downsides were that the communal space was small and we had a rainy day, so felt a little cramped, and the kitchen was only moderately equipped to cook. Otherwise, we enjoyed our stay!

Location, location, location add that to a beautiful house with the perfect amount of bedrooms and space. The bikes were an added bonus. This was a give back to a group a teens and they said the house was "fire" so know that means good. We had the beach, the bay, the fun-zone and the island all within walking distance. Highly recommend. Just know parking in a vacation community means you have to be creative. The garage is better for a smaller vehicle if you have a choice of which of your vehicles to drive,

The best part about this property was proximity to family friendly beaches. The only down side is we had an SUV that was too big for the garage, so we had to scavenger hunt for parking in the afternoons. Kitchen was a little small for a family of 5 but a much better experience vs staying at a hotel. We enjoyed the very low key relaxing trip we all needed.

Property looks just like pictures and is super convenient and great for a big family. Only reason I gave 4 stars instead of 5 was due to A/C not working when we arrived (not a huge issue in this area but booked this property due to grandparents being older and needing A/C during hottest times of day) and the carpet had recent stains in a few areas that need a steam cleaning. However, Tower 17 immediately responding to the A/C issue and worked to get it fixed. Overall, great property and highly recommend.

I took my grandkids to visit the beach which is just a couple blocks walk away. The house was a perfect fit and had everything we needed. There are lots of chairs and sand toys to take to the beach. There is a wagon. We used the washer and dryer which was very helpful. The beds were very comfortable.
