The Riverside Retreat sits on direct waterfront access to Betty's Pond, which connects to the Potomac River — giving you kayak, paddle board, and fishing access right from the property. You can launch kayaks and paddle boards from the backyard, plus there are 3 community beaches within walking distance.
The house is a modern 3-bedroom, 2-bath home designed for groups that want both indoor and outdoor living.

OTHER THINGS TO NOTE
Please remember that you are staying at a house, not a hotel. Please treat the space with respect and if any problems arise, we will do our best to take care of the problem as soon as possible. However, note that there is no one living on site.
In addition to the house rules (please ensure to review them), here are some additional important things to consider:
☑ There are 4 steps up to front door and one step into the house. The back deck has 4 steps down to the patio. We are in a wooded area, so the ground may be uneven, so use caution when walking around outdoors.
☑ Please always remember to turn the gas fireplace off when leaving the house.
☑ All bed linens and towels are provided. Additionally, a Starter Kit is provided that includes some paper towels, toilet paper, hand soap, dish soap, laundry detergent, and travel size shampoo, conditioner, and body wash. You may run out of these items during your stay, so you may want to bring extra.
☑ We do not send maintenance to the property during your stay. Only after you depart. We have a lawn maintenance service. They do their best not to disturb guests, but they do come on a bi-weekly basis to the property.
☑ The closest gas station is 3 miles (approximately 5 minutes), closest grocery store (Food Lion) is 11 miles (approximately 16 minutes). We are in between the town of Montross (approximately 18 minutes) and Warsaw (approximately 25 minutes) and each offers dining options. and closest restaurant approximately 13 miles (18 minutes) away.
☑ We provide Smart TVs (Netflix/Hulu/Amazon Prime/Disney+), so just bring your own passwords.
☑ The house is located in a natural & wooded area, so you may see & hear bugs, furry critters of all sizes (including but not limited to deer, squirrels, and rodents), & reptiles. Our property has regularly scheduled pest control, however, we cannot guarantee that any such critters will not be visible in & around the property. Please try to keep the doors closed, do not leave food outside to prevent entry of unwanted critters. Do not feed any wildlife as they are wild animals. No refunds will be provided if a local critter visits the property.
☑ Children are welcome at the house, however, the house may not be suitable for young children because of the indoor fireplace, loft twin bed, and access to water. Parents should use their own discretion when booking and ensure that all guests, children, and pets are monitored at all times while on premises and that all activities are suitable for the children (including books in the reading nook and arcade games).
☑ There are no refunds for weather/natural disasters/power outages/other things that are beyond our control (including availability of community amenities).
