The 19th-century villa is surrounded by a wide fenced garden with a swimming pool, furnished with sun loungers and sunshades, and barbecue ...equipment, for pleasant meals in the open air. In the past, the small chapel of the nearby monastery of the Calvane nuns stood on the estate. The chapel housed the painting called 'Madonna della Neve' (Our Lady of the Snow), to which the building was dedicated. Numerous panoramic pathways stretch around the villa for guests to stroll or mountain bike on the gentle Tuscan hills. Tennis courts and two riding stables in the neighbourhood. ACCOMMODATION: The villa, whose entrance is decorated with two 17th-century statues representing two lions, is divided into six apartments of different size, each one with its kitchen, full bathrooms with shower and all furnished in the typical Tuscan style and it's rented all together. All the apartments are provided with satellite TV and Internet connection and one of them is accessible to disabled people. There are 9 double and 1 twin bedrooms that from 2019 they boast new beds with very comfortable mattresses 26 cms high and 9 bathrooms (each one with shower, bidet, wc). On the ground floor there is the larger apt. with three independent entrances and easy access to the garden, a very large dining room of 45 sq. meters suitable for 30 people and a large equipped kitchen (25 sq. meters where usually guests cook for all the group) with 5 ring stoves, OVEN, fridge, freezer, dish washer microwave, toaster, coffee maker and kettle. The owner lives in a separate part of the villa and every day he is cleaning garden and pool. The privacy of the guests is assured.
Within walking distance (800 meters) there is the little village of Montagnana where you can find the Post Office, a cafe, a good restaurant and a pizzeria; in the area there are some very good restaurants and pizzerias, with local dishes and and we are very glad to suggest you some of them. A supermarket and other shops in Montespertoli 4 km away.

The Leoni Villa is the perfect spot for a family vacation. There were 14 of us from 2 years old to 65 years old and we all had a great time! The rooms are great as well as the grounds which offers lemon, plum and olive trees. The Villa also has a spectacular pool with great views. Marco the caretaker was wonderful and helped us with anything we needed.
it was a wonderful opportunity for us to be with our family but yet have our own individual space. Sergio was very helpful with giving us recommendations and excellent driver referrals. The restaurant near the Villa was very special and the chefs he recommended were excellent
Villa is large and broken into several apartments. 3 with 1 bedroom, 1 with 2 bedrooms and 1 with 3 bedrooms. Main floor has 2 bedrooms and 3 bathrooms. It was a good layout for us since we had 15 people stay there. However, pool was not usuable until the last day due to "algae problem" and the main kitchen dishwasher wasnt functioning at all. Stairs to 2 apartments were very dark and difficult to navigate at night. Also 1 bathroom downstairs only provided cold water in the shower. Very rustic but we had a fantastic stay. About 30 min from Florence so you need a car or a driver.
good area around the house, large rooms, nice pool. The problem is with mosquitos and a bit far from coop supermarket the way to florence is 20-30 min. Other touristic areas is more then an hour.
This is a great place to stay with multiple families. You are all together but have your own separate space and kitchen.

Great set up for many families to enjoy with having their own areas to chill out or all together down stairs. It worked really well for us as we had 4 families staying at the one time 11 people in total but big enough for all to be together for meals ect. Very central to all of Tuscany as we did daily trips to Sienna, Luca, Pisa, Florence, San Gimignano and more. The kitchen is very well equipped and the pool was always clean. The WiFi could do better as it was always dropping out. All in all very nice Villa and we will be back. Thank you so much Sergio. Peter and Abby Johnson and family.
The villa was a combination of multiple separate apartments, which allowed for plenty of comfort and privacy for our big group. The main floor apartment had a dining table and living space that could fit all of us when we wanted to gather. We took advantage of the pool (a bit of a cold plunge, since we were there in the spring weather), and admired the lovely views of the countryside from the outdoor areas. The location is very easy to get to from Florence. Our group went to Siena as a day trip as well. We even enjoyed walking down the street from the villa to a beautiful castle with a lovely restaurant and terrace for drinks. One note is that some of the bedding could use an update, but we still had a great stay.
We stayed at Villa I Loeni for a month and it was fabulous. The property is very clean and the set up is perfect for larger groups. All have own rooms (apartments) with really comfortable beds and a large area to congregate. Perfect for bringing in Chefs or other cooks like Pizza parties. Great pool and area allows to view both sunrises and sunsets. Property is located in a great area, with access to nice restaurants. Located to many cities that you want to visit during the day, and provides a quiet place to return to at night. Owner is around to ask questions about property or local area as needed. However, he stays in the background and is not intrusive. Highly recommend, particularly for bigger groups
This villa is everything I imagined a country Italian villa would be. One or our two hosts met and greeted us as we arrived, toured us of the property and the 16 day adventure began at this stunning property. There were 12 of us. We each had our own private room, bathroom. There were 3 couples. 1 occupied the adoreable cabana, the other 2 shared a 2/2 kitchenette. All beds were very comfortable KING beds with exception of one twin triple room on the bottom entry floor. We all gathered each morning for coffee and go over the days events in the large kitchen and at the beautiful dining area on the first floor. It is set amongst the rolling hills of Tuscany nestled between an olive grove and stunning views of the village in the distance and farm land and homes abound. The outdoor seating areas and of course the beautifully kept pool were peaceful respites at the end of a long day of touring. Ive seen reviews for this property who were upset with lack of transportation. This is true but stated within their description of property. Although the center of Montespatoli is approximately 5 km away we found a tasting winery, a church, 2 cafes, 1 restaurant, petrol station and a bus stop within walking distance. All these businesses are friendly helpful and fantastic service.

We had a wonderful time and really enjoyed our time at the villa. There were 19 of us who stayed at the villa for a family vacation, and we never felt crowded thanks to the way the villa was divided into different bedroom zones, several with a kitchenette (in addition to the main kitchen). The pool was set within a ring of beautiful olive trees, and was in almost constant use - welcome with temperatures in the mid-90s Fahrenheit. Marco, the on-site property manager, was very helpful both with questions we had prior to arrival and when contacted during our stay. The villa was a perfect setting for a perfect week in Tuscany!
The layout of the property allowed us to all have some private time, while also coming together every afternoon for the beautiful swimming pool overlooking the Tuscan hills. Comfortable place for a large group.

Wonderful Villa and Owner
Our group of artists enjoyed very much our one week stay at this villa. All around us are beautiful views of the Tuscan hills to paint. Sergio, the owner, and his son Nicolo were so kind and wonderful in helping us with arrangements that made our stay so enjoyable. We had delicious dinners in the villa cooked by Loredana. We highly recommend this villa. We look forward to our return visit! Grazie mille Sergio.

Was a great trip to Italy. Sergio goes out of his way to accommodate you. He drove us to a local establishment grab drinks when we forgot to get beverages for our first night's dinner. he is so friendly and the location is absolutely beautiful. Autumn holiday in super Tuscany rental home
We were with a group of 16 friends, and enjoyed every second of our stay. The owner Sergio, was really helpfull with all the arrangements, and we had a real good price for 5 days. We did yoga at the pool, drank wine in the evenings under the perfect porches, and had dinner in the large living room with all 16 of us. Sergio even made a reservation at a lovely pizzeria on the day of our arrival. It was really enjoyable. Thank you so much!

Perfect property for a group of Friends
If you have a large family or group of friends travelling together, this is a perfect villa. Just outside of Florence, it provides central access to all that Tuscany has to offer. Our group used public transportation and hired transportation at reasonable costs and it all worked well. Having your own vehicle would make things easier but we were a group of seniors that were reluctant to drive ourselves.
Sergio is an excellent host and looked after every need of the group.
Thank you to Sergio for making our Family Vacation a trip of a lifetime. Our family of 19 from ages 2 to 76 loved our stay at Villa Montefugoni. The individual apartments made for personal space for those not wanting to be up early or stay up late to be disturbed. The large kitchen and dining made for wonderful family dinners. The outdoor space and swimming pool were used everyday and the view couldn’t have been better. Walking distance to wine bar and restaurant as well as dining at the castle made for beautiful memories. Location made day trips easy. From to Pisa to Siena and the coast to Viareggio. For those wanting to experience Italy away from the hotel life I would highly recommend Villa Montegufoni

We booked the whole complex and a reasonable price and stayed at the villa for 7 nights, occupying 10 double en- suit rooms.
The villa is clean, accommodating and very pleasant .
We could have used more kitchen appliances and a change of towels mid week. We took advantage of the towels in the non-occupied rooms.
Sergio is a very gracious host, always helpful and willing to give advice or help in all matters.
The only negative issue was a problem with the wi-fi.
I would certainly recommend the Villa to other big groups.

We booked the entire villa over a year in advance to have a friends and family vacation. Our goal was to enjoy the region of Tuscany and this spot was perfect! There were 16 people at the property and it was fabulous. There are 6 apartments. Main house has two bedrooms and three baths. There is a three bedroom two bath apartment, two 1 bedroom one bath apartments, one garden apartment 1 bedroom one bath and a 2 bedroom one bath apartment. So family and friends could enjoy their own space or could also enjoyed shared time in main house, by pool, or in al fresco dining areas. Three washers are on property. The place has everything you need to truly relax and vacation. The host family are so kind, Nicholi and Marco were available to answer questions and address concerns promptly. The views are spectacular. There is a tiny village complete with a cafe, pizzeria and restaurant. Gelato store too! It is maybe 10 minute walk. We loved the wine store that was a 4 minute walk and the castle with restaurant that was also a 4 minute walk away. There is winery named Azienda Agricola Ammirabile - a four minute drive a visit is a must see if you love wine the way we do!! We do recommend a car so you can drive to Montespertoli and surrounding countryside towns. Finally a MUST do is either dinner, cooking lesson, pizza party with Loredana. Her personality makes any event feel like a warm hug and her food leaves your belly full and heart warm.

Beautiful Farm House, incredible views
The biggest issue that I had was the information that I received about the bus was totally misleading . It says there is a bus down the street… it’s a 10-15 min walk. Oh and it only comes 2-3 times a day and forget about getting back there on the bus. So 1/2 of us came unprepared to rent a car. You must have a car unless you don’t plan on leaving. I can tell you a cab will come and pick you up, the one way trip to Santa Maria Novella is @ 70-80 euro per cab. We could fit 4-6 people and the fee was the same. Other than that the only other issue was lack of towels per guest , everyone was complaining they needed more towels and they were not easy to get . But overall amazing place for a big group , and very very affordable .
We were a group of 12 adults- 10 of which travelled all the way from Hawaii to stay at Villa I Leoni! Though the weather was not in our favor at all, we were still able to profit from the many perks of the villa- location to SO many great places, Loredana (the private chef recommended by Sergio), and the great space offered for us to enjoy together. We had a short moment when we could sit and enjoy the sun and pool- and I know we missed out on something super special not being able to use it more!!
Some hiccups- the place is a little older than we expected and we had quite a few plumbing issues (a leak discovered during our check in tour, many showers not draining, etc.) and the wrong Wi-Fi information given. Despite that, the place was fantastic and our family enjoyed our time. Groceries are easy to get, the town about 10 minutes away has fantastic options for pastries, and you can visit so many wonderful places that aren’t too far (Vinci and Certaldo are highly recommended to add to your list!)
