Step across the koi pond in the entryway of Villa Marya and discover a Bali-style oasis in the
heart of Miami Shores. Sleek contemporary lines and an open-concept layout create an airy, fluid space amid the lush foliage of Southern Florida, perfect for enjoying cocktails around the pool or private meals from the gourmet kitchen. Minutes from Biscayne Boulevard and the 79th St. Causeway, you’re within easy reach of Wynwood, downtown Miami, and Miami Beach.
The villa’s terrace and interior are seamlessly fused, with ample living areas in the sun or shade. Spark the grill in the afternoon and gather for meals on the veranda. Linger outdoors under the evening sky, dipping into the floodlit pool and sipping drinks.
The interior offers a cool counterpart to the sun-kissed terrace, with smooth marble floors, natural wood accents, and superb touches of Balinese decor and contemporary artistry. Enjoy quiet afternoons or festive evenings in the TV lounge, and savor a special dinner before a night on the town.
The single-level home features 6 bedrooms opening to patios or terraces. The master suite with king bed overlooks the pool and includes an ample ensuite bathroom. The bedroom arrangements are perfect for families, business travelers, and groups of friends seeking extra privacy amid the city’s myriad delights.
Security Cameras / Noise Monitoring
Please note that each home has anywhere from 3 - 15 security cameras covering the outside areas of the property only. These are to remain on and running at all times, solely to to be used for security purposes and ensure the safety of the property and traveler. Security cameras can be located on all angles of the exterior property, including pool & common areas.
Additionally, we do equip each of our homes with a noise level monitoring device This is to remain active to monitor the decibel / sound levels only, to protect against noise complaints from neighbors. It does not record any conversations, simply noise levels.
Lastly, we have a device connected to each home, that will alert to the number of devices at the home, to combat any large gatherings and/or parties.
Note, all aforementioned data, is not stored, and/or deleted when no longer needed.
No street parking allowed at all times. Parking only on the property. Maximum cars 4

1. Smoking is allowed outside only. Ashtrays are provided please use them. Zero tolerance with Smoking inside the house. If anything is found in property, the owner reserves the right to forfeit the entire damage deposit.
2. Any gathering of more than 15 guests will be the loss of entire Security deposit and cancellation of the remainder of the Stay. Parties are expressly forbidden.
3. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 9:00p.m. – 8:00a.m. No DJs and/or band are allowed on property.
4. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Keep the property and all furnishings in good order
6. Only use appliances for their intended uses
7. PETS are permitted only with prior approval and the Pet Addendum must be completed.
8. Garbage: Any garbage must be stored in the proper garbage, located at the side of the house by the Driveway. Regular garbages ( Green Bins ) are picked up on Monday and Thursday early morning please put the Bins out the night before. Failure in putting out bins, causing excess trash and bulk pick up may incur a $100 fee per bin.
9. Pool: When using the Pool, remember there is a certain health risk associated with this facility. Use at your own risk. The pool company comes every Mondays and Thursdays mostly before noon. Swim at your own risk. We decline all responsibilities
10. Pool Heater: To use the Pool heater, its a 100$ / day charge. Please make sure heat is turned off at night and when it isn`t in use.
11. Alcohol: In Florida, alcohol is illegal until 21 year old. No one under the age of 21 should consume alcohol on premises.
12. Candles: No candles allowed in or outside the house.
13. Do not set the A/C below 70 degrees as this can result in damage to the unit, which the tenant will be liable for. Please keep doors closed at all times!
14. Cameras: For insurance purposes, there are cameras outside around the house. In case of any incident, the owner reserve the right to use the images for the claim.
15. Keys / Gate remote: any lost or missing key / Gate remote will be charged $250.
16. Sub-renting is strictly prohibited without written approval from Management.
17. Photo or video shoots are strictly prohibited without written approval from Management.
