This is a peaceful residential area. Please respect quiet hours from 10PM onwards.
*No Smoking Indoors: £1000 Fine
Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.
*Noise & Air Monitoring in Place
Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.
*Stays Over 10 Nights
Additional housekeeping is required and is subject to an extra fee. If payment is not made, the booking will be shortened to a maximum of 10 nights only.
*Online Check-In Required
To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.
*Check-In/Out Policy
Early check-in: £20/half hour before stated time (if not pre-approved)
Late check-out (after 10AM): £20/half hour
*Security Deposit OR Damage Waiver
We require either:
A refundable security deposit of £250–£500 (depending on property size), OR
A non-refundable damage waiver of £50–£150 (depending on length of stay)
*Pet Restrictions
Pets are allowed subject to a £100 fee per pet per stay. (Maximum of 2 dogs or 1 cat)
