Dating back hundreds of years, The Threshing Barn is one of the farm’s oldest buildings, lovingly converted into a beautiful countryside retreat. Once used for threshing grain, it sits beside the farmyard and opposite the hay meadow, offering an authentic taste of life on a working arable farm. With four spacious bedrooms and wonderful views across the Lincolnshire countryside, it’s the perfect setting for families, group getaways and relaxing rural escapes.
The Threshing Barn is a charming four-bedroom retreat with flexible bedroom layouts across two levels, connected by a stunning spiral staircase. Enjoy a country kitchen-diner with a traditional Rangemaster- style electric cooker, a spacious reception room with dining table overlooking the patio and garden, and a cosy living room centred around a log-burning fire. Upstairs features a luxurious family bathroom with roll-top bath and shower, plus a master en-suite with shower and washing facilities.
Guests have access to the entire property, including a generously sized, fully fenced private garden to the rear. Set just off the farm driveway, the property is surrounded by open countryside, with numerous walking routes and plenty of space to explore, unwind and take in the beautiful rural surroundings.
GENERAL SAFETY ON-SITE
We want you to have a safe, relaxing and enjoyable stay at The Stables. Please remember that the property is located on a **working arable farm**, so there are some important safety guidelines that all guests must follow.
**1. Guest Areas & Farm Access** Guests are welcome to enjoy all facilities within The Stables and its designated outdoor areas, including the seating area, patio and driveway.
For your safety, guests must **not enter or explore any other areas of the farm at any time**. This includes, but is not limited to, the farmyard, other farm buildings, the farmhouse and its gardens or grounds, and the paddock. These areas are strictly out of bounds to guests.
The farmyard also includes the roadway leading into the working yard, which turns off from the direct driveway to The Stables. When arriving or leaving, please remain on the designated access route between the public road and The Stables and within the property's designated/fenced outdoor areas.
We really appreciate your cooperation with this. These restrictions are in place for your safety and to allow the farm to continue operating safely. Please refer to the **site map in the guest information provided within the property** for clarification.
**2. Deep Water** There is deep water within the hay paddock adjacent to The Stables. **This area is strictly out of bounds to all guests.** Please do not enter the paddock or approach the water.
**3. Working Farm & Natural Environment** The Stables is situated within a natural, working farm environment. We have taken reasonable measures to make the guest areas as safe as possible; however, please remain aware of the inherent features and potential hazards associated with a rural farm setting.
**4. Uneven Ground** As you would expect in a rural environment, there may be areas of uneven ground around the site. Please take extra care when walking outdoors, particularly during poor weather or reduced visibility.
**5. Government Guidance** Guests are asked to follow any applicable government guidance, restrictions or emergency measures in force during their stay.
**6. Farm Traffic & Machinery** As this is a working farm, tractors, agricultural machinery and other farm vehicles may be operating on site and may cross your route when entering or leaving the property. Please remain vigilant, keep to the designated guest areas and allow farm vehicles plenty of space.
**7. Harvest Season – July to September** During harvest, typically throughout July, August and September, there is an increased level of activity across the farm. Agricultural vehicles and machinery may operate **at any time of the day or night**, so please take particular care when arriving or departing, whether on foot or by vehicle.
There may also be additional farm traffic, machinery noise and ambient noise from the corn dryer. Unfortunately, this is unavoidable during harvest and is part of the normal operation of a working arable farm.
**8. Children** **Children must be supervised by a responsible adult at all times while on the property and farm site.** This is particularly important due to moving agricultural machinery, deep water and other hazards associated with a working farm.
As set out in our Terms & Conditions, failure to comply with this requirement may result in the immediate termination of the booking without refund. This rule is strictly enforced for the safety of children and other guests.
**9. Site Signage** Please observe and comply with all safety, warning and access signage displayed around the site.
**10. First Aid & Emergencies** A first aid kit is provided beneath the kitchen sink should you need it. In the event of an emergency, please use the emergency contact numbers provided in the guest information.
**11. Assistance During Your Stay** If you need any assistance or have any concerns during your stay, please use the contact details provided in the guest pack. We will be happy to help.
**12. Health & Safety Information** Copies of our relevant risk assessments and health and safety policies are available upon request.
Thank you for respecting these guidelines. They are in place to keep everyone safe while allowing you to enjoy the peaceful surroundings and unique experience of staying on a working Lincolnshire farm.
