"Amanda went beyond for me and my son l forgot to tell you that l needed the sofa bed made up so Amanda came to the room and made it for us also l wanted some ice to have a drink after we came back from tea and she went and got me some. Was very happy with her service at the hotel."

"On arrival staff were not welcoming and could not read their own booking system. Tried to say we had not booked 2 rooms and then tried to charge again despite it being prepaid. No apology given for their errors. Nothing wrong with the hotel itself but the staff are not up to the job, am still waiting for the room deposit to be released 3 weeks later."

"Located so close to the beach was a real bonus. Some lovely walks. The staff were very friendly and helpful. The restaurant above served good meals and the beers were excellent. Plan to visit again "

"My family and I enjoyed staying in this elegant house during our summer vacation in Franskston. Its location is perfect and allowed us to get our needs and spend time on the beach in less than 10 minute drive. Highly recommended "

Garden beds and pathways full of weeds,Recycle bins overflowing with bottles and cans,Outdoor area dirty, cobwebs and dead plants,Outdoor spa/pool unusable, full of dirt and leaves, hasn't been used in years,Stated outdoor grill does not exist,Bed linen crumpled and untidy,Bathroom exhaust fan covered in dust, ran noisily and then stopped working,Toaster not cleaned an full of crumbs,Linen shoved in closet untidily, Unlockable window in second bathroom,Rear sliding door does not latch or lock, attached flyscreen door locks but is able to opened from outside, no security,Oven has unreadable symbols making cooking difficult,Mouse droppings behind microwave oven, Masses of laundry powder spilt on shelving in laundry, House plans show a bungalow with double bed,it is a junk/storage room with no usable bed,Comunicated with owner on arrival stating property was not at holiday rental condition and requested immediate cancellation and refund.Owner offered 20% refund and refunded that amount as policy stated no refunds at short notice. Friends and family refused to stay during the Christmas duration of our stay, ruining the whole purpose of renting the property and our Christmas with family.Absolute disgraceful? If management of Stayz has any compassion and agrees the property is sub standard, we would definitely like to hear from them to discuss further compensation. "

"NEGATIVESNo Communication prior to check in, I had to make contact day prior to check in for details.We had issues with both showers, main bathroom, shower head wouldn’t stay up very well had to hold while showering… Ensuite shower had major draining issues, with water going out into the rest of the bathroom, as with the sink. Owner wanted to come and look but didn’t suit…(he was already aware of issue from a previous review) another concern the smoke alarm is not installed on the ceiling, is sitting on the the tv cabinet… only ceiling fans in one bedroom, and fourth room not private as such as glass doors seperate (alright for kids but not couples)Noise was an issue on Saturday night with neighbours across the road partying until 2am (may have been a one off) POSITIVES Central heating was really good, off street parking and plenty of space in the home, close to the beach. Beds comfy in 3 of the 4 rooms. "
