The guesthouse was in a fantastic location right in the centre of Keswick. Kevan & Xueyan were wonderful hosts, very friendly and always happy to give helpful recommendations for local hiking routes. The rooms and bathrooms were cleaned daily, and each morning I enjoyed a delicious homemade breakfast.

My stay here was wonderful. The room was exceptionally clean and it was cleaned every day I stayed there! The bed was made fresh, floor hoovered, towels replaced every day as I was out hiking. The breakfast was delicious and served warm every day, with full english, tea, coffee, juice, toast and cereals. The hosts were so helpful, pleasant, attentive and just generally made this a very comfortable stay for a solo traveller / hiker. Would 100% recommend.

Great location - quiet street close to the town centre bars and restaurants but with off street parking which is great. Clean room, comfortable, great breakfast and first class service. Would recommend.

We had a fantastic few days all in all , weather unbelievable , and hotel was brilliant in its location to town centre and breakfast was fantastic , highly recommend!

The owners were very welcoming & the room had everything needed for a weekend away. The breakfast was lovely too. We would definitely recommend and if we returned to Keswick we would stay there again.

Lovely hotel in a great location in the centre of Keswick. Very friendly hosts and the property is really looked after to a high standard. We stayed in a room on the top floor with fantastic views. Would highly recommend staying here.

Lovely place, easy access to Keswick and it's own parking. The room's were very clean and comfortable, nice hot showers. Breakfast was a fresh cooked full English as you expect and was great. The Owner was lovely and very helpful.

Ideal location and lovely hosts.

We have nothing but praise for the hosts, the bedroom, the breakfast and the friendly advice and help on what to see and do. Couldn't have made a better choice and would definitely return.

Great staff

Lovely experience in Lincoln house, owners were attentive and welcoming, Rooms were clean and facilities were fantastic. Breakfast was lovely, ingredients fresh and fantastic quality. Looking forward to returning!

Clean and well decorated B&B in a wonderfully central location within Keswick. Hosts were friendly and welcoming, took care of requests quickly, and very accommodating to our dietary needs for breakfast (which was delicious). View from our room was stunning to wake up to each morning. Would recommend this B&B to all!

Excellent b and b, right in the heart of Keswick with parking, within easy walking distance to all of the shops, pubs and restaurants. Kevin and Xueyan made us feel very welcome and looked after us during are stay. This is the second time that I have stayed at this b and b and I will definately be visiting again.

Such a lovely friendly couple who are managing this property. Everything was spotless. The breakfast was excellent. So convenient right next to the town. A short stroll takes you to the heart of the dining and shopping area. Would definitely go back again...

It was clean and well presented, the owners were very friendly and helpful, the room was warm and comfortable. The bathroom was clean, fairly spacious with a most excellent shower. We missed breakfast the first morning due to taking part in an event, but found they had left us some bananas and apples for us. We had the full breakfast the next day which was spot on. And they have their own parking spots for 4 cars! Definitely will use again , as we had a lovely stay.

Good Choice in Keswick

2 night stay in January 24 just before the storm. Occupied room 4 which was about 10X10 feet with ensuite bathroom. Not overly roomy but enough to walk comfortably around the double bed. Brand new bathroom; immaculate. Not a power shower but definitely felt like it. About 5 or 6 rooms in all, spread over two floors. One has its own private bathroom on a lower floor. Very small tv in the room and tea/coffee making facilities. Comfortable bed. House has 5 floors in total ; some private areas. Breakfast in the basement. Kevan looked after us , preparing out full English breakfast, including cereals / fruit/ Orange juice.. Think vegetarian was available. Private parking outside for 6 vehicles, free of charge. Fairly steep approach from the road up to the front door and of course flights of stairs inside to the guest rooms. Room very comfortable with the Central Heating even though outside temperature pretty low.Just 2 minutes down to the market square. Owner quite sociable and takes care of guests. Guest rooms of different sizes- single , double, with/without bathroom.
Lincoln House. Built on 5 floors; not all accessible to guests.

Stayed in room 7 which was up 3 flights of stairs, which could be an issue for people with mobility problems . This room had fantastic views of the mountains, and was quite big but could do with a little updating, but the main thing was it was very clean and the bed was comfy. There is no onsuite in this room, a private bathroom which we had a key to, was down a couple of steps which was a bit of a pain in the middle of the night. You do not get supplied with shampoo or shower gel so need to take your own. The tv on the wall was far too small, we didn't bother watching because we could nt read anything that was on the screen, it was about the size of an ipad. A bigger tv would make a massive difference especially if you were staying for a good few days or a week. The hosts were friendly, and served breakfast between 8-8.30am prompt. The breakfast on offer was limited, a choice of cereal and a cooked breakfast, this was very nice and sourced from local farm. They don't provide fruit or yogurt or variation of a cooked breakfast. Just a note, this is not a good place to stay if you have mobility problems, although it is only 5 mins from centre The B&B is up quite a steep hill, then the house itself is elavated so steps and slope to walk up before you get to the front door, then more stairs to climb to get to your room unless you are on the ground floor. All in all had a really nice stay at Lincoln house, and would stay again the parking bay was also a bonus.

Won’t be back

Upon arrival we knocked on the door to be greeted with a very abrupt ‘have you booked?’. No welcome. No friendly tone. We were shown to our room and told breakfast at 8:30 am! (What a relaxing break!) Husband went down to breakfast the next morning just after 8:30 and I was going to follow to be greeted again with a lack of hospitality- almost told off because I wasn’t with him and it was just after 8:30! My husband ordered for me due to the fact we were slightly late. The breakfast was served. Food was nice. But again a distinct lack of making you feel welcome. No offer of another coffee. Breakfast from sitting down to leaving the dining room was 23 minutes of uncomfortable atmosphere. Returned to our room and checked out just before 10am - it is a 10am check out. We had parked our car in one of their bays. We went for a short walk around Keswick market. Had a rather abrupt call at 12:07 telling us we can’t leave our car there all day as it is for residents - we had been. Whilst we appreciate the spaces are needed for new guests we were only leaving it there for a couple of hours and the new guests check in time had not arrived. Upon checking my phone we realised we had had a previous call at 10:01 (1 minute after check out time) also telling us to move our car! Would I stay again - NO Would we recommend - NO we advise against staying! However if you like this type of hospitality I do have some good points - beds/ pillows are comfortable
