Set on a private two-acre point in Irvington, Topside pairs mid-century design with panoramic views of Carter’s
Creek. Floor-to-ceiling windows bring the waterfront into the living spaces, while a saltwater pool, expansive
lawn, and private dock invite you outside. Paddle the creek with four kayaks and two paddleboards, gather on
the terrace, or walk into town for dinner. Inside, enjoy a spacious kitchen, three king bedrooms, a queen
bedroom, and a lower-level bunk and game room.
The Space:
Room to gather and unwind
Water views and natural light fill the living areas. Settle into the living room, share meals in the large dining
room, or find a quiet spot with a book in the den. The spacious kitchen gives your group room to prepare
meals, and the lower-level bunk and game room offers another place to spend time together.
Bedrooms and bathrooms
The home has three king bedrooms and one queen bedroom, plus a lower-level twin bunk room. Two of the
four main bedrooms have ensuite bathrooms. The primary bathroom includes a double shower, heated floors,
and a soaking tub beneath a skylight.
The lower-level bunk room is open to the stairway and does not have a door. The half bath and outdoor
shower have seasonal closures, detailed below.
Outdoor amenities
Spend the afternoon by the saltwater pool overlooking the creek, play on the lawn, or settle onto the stone
terrace as the evening cools. The pool is unheated and opens the first week of May.
Adult bikes are also available for rides into Irvington.
The private dock has 50-amp power and water. Four kayaks, two paddleboards, and two crab pots are
available for guests. Bring your own fishing poles if you’d like to fish from the dock. MLW is 7 feet; feel free to
bring your boat.
For families
Board games, books, and outdoor toys offer options for time at home. A Pack ’n Play, children’s dinnerware,
sippy cups, and outlet covers are also available.
Guest Access:
Enjoy full access to the entire home and surrounding grounds during your stay. While the owner may occasionally utilize the dock from a neighboring property to take out their boat, rest assured it won't disrupt your experience. If you encounter them, feel free to say hello—they're friendly and welcoming!
The Neighborhood:
Topside is in Irvington, within walking distance of the town’s shops, restaurants and the Tides Inn. White Stone
and Kilmarnock are a short drive away for more dining and shopping. After booking, our digital welcome guide

services.
Getting Around:
Guests have access to the home and surrounding grounds. The owners may occasionally access the dock from
a neighboring property to use their boat.
Parking and EV charging
Complimentary on-site parking is available. A 30-amp outlet is available for use with your own compatible EV
charging equipment.

Other Things to Note:
Seasonal amenities
The saltwater pool opens the first week of May and is unheated.
The unheated half bath is closed during winter to prevent freezing.
The outdoor shower is turned off during colder months to prevent freezing.

Dogs
Dogs are welcome for $25 per night, per dog. Please let us know if you are bringing a dog. Dogs may not be
locked in rooms or kept on outdoor porches. Please keep them off furniture and beds.
Cameras
One active recording camera is located at the front door. Two additional cameras, one at the pool and one at
the patio, are inactive and do not record.
Waterfront and natural surroundings
Sturdy water shoes are essential along the shoreline because of sharp oyster shells. Jellyfish may be present
around the dock during summer; use caution when swimming or wading.
The wooded waterfront setting is home to insects and wildlife. Keep doors closed, avoid leaving food outside,
and do not feed wildlife.
Cancellation processing fees
For reservations paid through Stripe, the original payment processing fees are non-refundable if you cancel.

Waterfront safety and liability
Our property offers access to beautiful waterfront features such as river access, private dock, and water
activities. While we want you to have a fun and relaxing experience, it’s important to understand that water
activities come with certain risks.
Waterfronts are fun but unpredictable environments. Even strong swimmers can run into trouble. There are no
lifeguards on duty, and natural conditions may vary, including slippery surfaces, changing water depths, sharp
objects, or wildlife.
To ensure everyone’s safety and to comply with insurance and legal requirements, all guests must
acknowledge and accept these risks.
This waiver applies to any water-related activity or equipment you may use on or near the property, including:
Swimming or wading
Using paddleboards and kayaks
Walking on docks or near water
Fishing or boating
Any other recreational waterfront use
By using the waterfront or any water-related equipment, you understand and accept that:
Water activities are inherently risky.
You are responsible for your own safety and the safety of anyone in your group.
The property owner and host are not responsible for any accidents, injuries, or deaths that occur during your
stay, regardless of the cause.

No lifeguard is on duty – swim and use water equipment at your own risk.
Children under 18 should be supervised at all times when near or in the water.
No diving or jumping from docks, boats, or other structures.
No water activity under the influence of alcohol or drugs.
Wear life jackets when using kayaks, paddleboards, or any watercraft.
Check weather and water conditions before going in. Avoid using the water after dark or during storms.
Release of Liability
By staying at this property and/or using the waterfront:
You agree to release the property owner and host from any legal claims or responsibility for injuries, losses, or
damages that happen due to water activities.
You accept full responsibility for any accidents that occur while using the waterfront or watercraft.
You agree to cover any costs resulting from your use of the property that causes damage, injury, or requires
emergency response.
