Perfect Vacation Location And Pet Friendly Too. 1 Block To The Beach! WiFi
This 1940’s Folly Beach house has all the charm of an original Folly Beach cottage. You can hear the waves from the porch or walk 200 feet to the beach access. All the restaurants and night life of downtown Folly Beach are only three blocks away. Pets welcome with a small fee. Amenities include WiFi, gas grill, flat screen TVs with satellite connection , outdoor shower, washer and dryer, and plenty of parking.
Check In:
1. Early check in or late check out may result in an additional charge to the guest.
2. We will try to meet you at the house on your arrival. You will be emailed the code the week before your arrival.
During Your Stay:
3. Report problems to the manager or Folly Beach Public Safety
4. Propane tank refills are guests’ responsibility.
5. No "Partying" or loud music. Active noise monitoring systems are installed in the house and will alert me if the noise level is above the set threshold.
6. Please adhere to the maximum occupancy for your house. Additional people may
overwhelm the septic system which is sized to the house.
7. Additional guests must be coordinated with the owner prior to check-in.
8. Hurricane policy. If an evacuation for Folly Beach is ordered by a government
agency you may elect to vacate the property. Notify the manager of your intention to vacate.
You will receive a refund for the prorated portion of your stay covered by the evacuation order.
10. No smoking or vaping within the house. Smoking and vaping are allowed outside the house,
including screened porches. Please ensure all areas are clear of smoking materials on departure.
A $200 charge will be deducted from the deposit if guests smoke or vape inside.
Check Out
11. Remove all items from the refrigerator and set home thermostat at 75 degrees.
12. Wash dishes, strip bed sheets and pillow cases, take out all garbage.
13. Close propane tank valve (under BBQ Grill – turn clockwise).
14. Lock the doors when you leave.
15. Costs resulting from damaged, missing items, or
additional cleaning shall be collected from you. Please be advised: MINIMUM
charge is $100 for ANY repairs, additional cleaning or cigarette butts left outside the home.
16. Payment of the reservation funds indicates acceptance of this agreement. If you cancel this
reservation, the manager will make every effort to find new renters. If he is able to do so, he will
refund the reservation funds up to the amount of rent collected for the cancelled dates from the
new renters. Otherwise, the reservation funds will not be reimbursed.

Extra Special Birthday!

We are from Cincy and wanted to surprise my stepmom for a special bday. This host was instrumental in making this happen. He answered all of our questions quickly and was helpful with suggestions. The house was impeccably clean, inviting, so conveniently located, and perfect for our stay. I would be content to make this the only place we stay from now on. What a tremendous place to stay!!!!

Sweet Stay at Sweet Tea

The home had a wonderful location and it felt very homey. The place was very clean and had a well stocked kitchen. The outdoor shower was very convenient to rinse off after a day at the beach. The proximity to the beach was incredible. It was a very enjoyable stay and the ability to bring our dog was a big bonus!

Folly beach family getaway

The house was perfect, the listing doesn’t serve it justice. Very clean and incredibly easy to access the beach. Kevin was extremely accommodating and made sure we where happy and comfortable. We will be back for sure!

Spring Break at Sweet Tea

We booked Sweet Tea as a last minute Spring Break Trip. Having never been to Folly Beach, SC before we were very pleased with our decision to try this house and beach. The house was well stocked and had plenty of general necessities. Also, everything was clean and organized. Location is great - short walk to the downtown/pier area where all the main restaurants are located. Also, just steps to the beach with 2 access points just a few hundred feet from the property. We enjoyed our stay and would like to visit again in the future.

Cozy house in a great location!

This home was cozy but offered plenty of space for our family of 5 and 2 pups. We loved being able to walk everywhere we went, and the proximity to the beach was fantastic! The beds are extremely comfortable, and the fans in each room for white noise meant we all slept great. The kitchen is extremely well-appointed, too--I was even able to make my son a cheesecake for his birthday! 10/10 recommend this property, and we look forward to visiting again sometime!

SWEET TEA IS THE BEST

This lovely, cozy 3bd/2bath home is everything we seek in a home away from home… beautifully equipped and very comfortable with enough space for us plus any kids and pals who might come to visit. Its location: a one block (as the crow flies…)/two block walk from the beach; access is a breeze. Sit on the front deck and listen to sounds of the ocean… We will definitely be back!

Great Stay in Folly

We had the best stay here during our week in Folly Beach with our 2 kids and dog. The house is in a perfect location with easy access to the beach and a short walk to Center St. It was super clean and had everything we needed! We had a minor maintenance issue but it was taken care of promptly. The owner (George) and Property Manger (Kevin) were super welcoming and accommodating. Would highly recommend staying at The Sweet Tea! We can’t wait until our visit! Thanks again!

We really loved our stay here. Sweet Tea had everything we needed. It is spacious, clean, has a very nice roomy and bright kitchen, and several outdoor spaces to enjoy, both sunny and screened in. The location is perfect and it truly is even cuter in person. We could have stayed a month and been happy! Maybe someday. We would absolutely return!

Nice property

The property was great for our family and two dogs, the location is amazing and the house is comfortable. My only complaint is that the dishwasher was not functional during our stay, so we had to wash and dry dishes by hand after every meal. In addition, my daughter complained that her bed was not comfortable ( the second queen sized bed). Aside from this, we had a great stay.

Another Wonderful Stay in Folly!

This was our second stay at this property and it was wonderful (as was our first stay). The property was clean and well-appointed. We cooked a full Thanksgiving spread using only pots, pans, utensils, etc., provided - we did not have to bring anything from home. The location is an easy walk into town to eat, get a coffee, stroll on the pier, etc. The neighborhood is quiet and safe. The front porch is a great place to sit and listen to the waves. There is a beach access path across the street. Kevin provided all the information we needed well before we arrived and has always responded quickly to any questions. The beds are so comfortable that I took note of the mattress brand. The living room had plenty of comfortable seating for 6 adults to watch football and the dining room table sat our 6 for nightly card games. As soon as the dates open for our next trip to Folly, we will be booking here again!

Awesome spot

The place is great. We had a family of 5 total and it was perfect. Plenty of space for everyone and even our 2 dogs. Very close to the beach and short walk to town was perfect! Kevin was great and everything was as advertised.

A Real Beach House

We loved our stay at Sweet Tea! It’s a nostalgic home that’s updated and comfy. The porch is a perfect spot to visit in the evenings while listening to the waves crashing. With only a short distance to the beach access, we made it to the beach in no time to set up and enjoy the beach! We’ve already started planning another trip.

This is our third year at the Sweet Tea. We love staying here it is comfortable and the location is perfect. The house is well equipped with many conveniences. Kevin is wonderful to deal with. He is very responsive and accommodating . We look forward to our next visit in 2026.
