This lovely modern ground floor apartment, sleeping up to 4 guests, offers private parking in a secure underground car park with lift access to the property. It has 2 bedrooms, one double and one twin both with plenty of cupboard space. The twin bedroom has an en-suite shower room with shower toilet and wash hand basin and there is another separate bathroom with bath, shower over, basin and toilet. A well-equipped kitchen offers electric oven and gas hob, fridge freezer, dishwasher, and washer dryer. There is plenty of cookware, glass cutlery and china provided for visitors wishing to cook at home. The large sitting room is furnished with plenty of comfortable seating for 4 including a sofa bed providing flexibility of sleeping arrangements. A TV with DVD player and a CD player have been provided for guest entertainment as well as free Wi-Fi. The apartment is wheelchair accessible, but the there is a step up to the shower, so please call for more information before booking if you have special requirements
We do not meet guests at their apartments, but they can collect keys to the property from a nearby key safe. We are available by telephone 7 days a week to help with any problems that our visitors may encounter.
Annandale Street is situated just off Leith walk close to the fashionable ‘Broughton Village’ area. The apartment is only 10 minutes’ walk from the East end of Princes Street and is close to The Edinburgh Play house, the multi-screen Omni centre and a wide selection of bars and restaurants. Broughton Street is Within 5 minutes’ walk of the property and the area offers a wealth of interesting cafes, bars, and restaurants as well as a choice of lovely independent shops and galleries selling gifts, cards, clothes, and artwork. There is an award-winning butcher (the perfect place to buy haggis!) a traditional family run fishmonger called ‘Something Fishy’ and a selection of great delicatessens and health food shops.
The apartment is only a short walk from York place where you can pick up a tram to and from the airport and there are also good and frequent bus services from the Leith walk. Waverly Station is 12 minutes’ walk away
Arrival time is from 3pm and departure is by 11am but a later check out can sometimes be arranged so please ask if you have special requirements.
Please note that there is a minimum 3-night minimum stay.
No pets and no smoking please. Please note that you are in a residential area and we ask you to respect the local inhabitants and keep noise late at night and early in the morning to a minimum.

*Please note that the sofa bed is intended to provide flexibility for sleeping arrangements, however, the maximum occupancy must not exceed 4. There is an additional fee for the provision of the sofa bed.

Great flat. We were very comfortable and nearby shops and takeaways were very convenient. We were unable to use underground secure garage as key fob wasn’t active but were able to park safely. It’s a very quiet location and we enjoyed our stay here very much!

The property was great, and the location was ideal for our week in Edinburgh. It is within walking distance for day trips through the city and end of day dinning and pubs stops as well as stores to stock on anything else you need. We had a rental car for day trips out of town, so the parking garage and access was convenient to use, as well as the ease of getting out of the city. Before our trip, the property contact was extremely helpful with information, especially being first-time users and our first trip to Scotland. Additionally, the information folder and brochures for the area were helpful while staying. I had one user error issue that I needed assistance with and messaged them; I had my answer within the hour. I would recommend this apartment and host for anyone planning a trip to Edinburgh and will look to them first when we return.

Three of us stayed here to attend Fringe. Overall we enjoyed it and would recommend it to others. It's clean, sufficiently spacious for 3-4 people, sufficiently quiet (there is a bit of street noise but it wasn't a problem), and having a second bathroom is a godsend. The kitchen is well-equipped, including an oven, dishwasher and washing machine that are easy to figure out how to use (I have stayed at other places where this has not been the case) and work well. It's convenient for the tram to/from the airport. I would point out that the nearest decent grocery store - a Sainsbury's Local - is a bit of a walk (10 minutes minimum). Also, this flat is not super close to the Fringe venues - it's a good 25 to 35 minute walk from most. This is ok if you like to walk and have the time. Overall, again, this is a solid choice for Edinburgh for 3-4 people.

We loved our stay here. Amazing location close to everything you will need. Bus and tram locations within 5 minute walk. Enjoyed being on the ground level (personal preference). Very safe and clean neighborhood. Will absolutely stay here again when we visit Edinburgh again! Excellent communication from host and the apartment is stocked with everything you will need. Beds are a bit firm, but I find that is typical in most places outside of the US. Overall wonderful experience.

The apartment is really good located and it has good facilities. It is nearby the centre of the city and supermarkets. It is a spacious appartment with two bathrooms. For us, the secure parking was also very nice.

Horrible time checking in. Needed underground parking. Went to pick up the keys about 2 miles or so from the property. Upon getting to the property, it said to tap the key fob next to the gate as you entered the garage. Well....the pad is a little indistinct pad that is located about 20-25 feet AWAY from the gate, so all four of us where scrambling around looking for the pad. Finally found it. The notes about scanning a code 'next to the front entrance" so your car doesn't get towed were inaccurate. So after a 6 hour car drive to get to the place, we are all searching for this QR code. Finally called the mgr who told us where it was and it was not where it was stated to be. THEN the QR code did not work, so had to mess with that for a while. Make sure your phone has internet connection and that it is a good one, otherwise you will be dropped. THEN no instructions for how to use the combo washer/dryer. No detergent for the dryer either because management stated "allergies might be a problem". Really? No. Soap for showers, dishwasher, manual dishwashing all provided. You are just being cheap and figured maybe occupants would not bother wanting to use. Well, we were there a week and DID want to use. Instructions were finally provided but they were weak and not very clear. If you are going to be an "off-site" management company, you better get your communication down better than this. I would stay someplace else next time. Poor service.

We loved the property! The location was excellent. It’s in a quiet neighborhood and we could easily walk to the sites. We loved having the two bedrooms and bathrooms. It was very clean and comfortable. Having a washing machine was a bonus since we had been traveling for a week it came in handy. We couldn’t figure out how to work the dryer, but that was not an issue. We found the drying rack and that worked great. It had all the amenities we needed. My only suggestion would be to have extra towels available just in case. Lovely city.
