****Important Information Regarding Your Stay in Penn Estates****
Please note that Penn Estates is a gated community. The best in the Poconos, but not without some rules. To ensure a smooth and enjoyable stay, we kindly request your cooperation with the following:
*Rental Agreement and Guests Registration*: Guest is required to sign a Renter Agreement and provide ID. Renter Agreement must be signed within 48 hours after booking. For reservations made less than 48 hours before check-in, the renter agreement must be signed within 4 hours and check-in instructions will not be provided until the renter agreement is signed.
*Guest Registration*: Prior to your arrival, you will be provided with a Guest Registration Form. This form requires information about each guest and all vehicles, including driver's licenses and vehicle information. Failure to complete the required Short-Term Lease/Guest Registration Form within the specified timeframe (4 days prior to arrival, or same-day for reservations made within 72 hours of check-in) may result in the cancellation of your reservation or additional fee of $45. Only registered guests are permitted access to the community and property whether an overnight guests or a day guest, including professional services like private chef, masseuses, etc..
*Gate Access*: Upon arrival at the community gate, you will need to present your photo ID and license plate number. You will then be issued a temporary gate pass for the duration of your stay. This pass will allow you to come and go freely.
*Ride share and deliveries* For a smoother stay, please let us know in advance if you'll be expecting any ride-sharing services (Uber/Lyft), deliveries, or other services that may require entry into the community. This helps us ensure a seamless experience for you. We typically respond to messages quickly, but please allow for some flexibility in response times. If we are unable to facilitate access due to late night requests, you will be required to meet the delivery person at the front gate.
We appreciate your understanding and cooperation in adhering to these community guidelines and are here to assist in preparation for your stay to ensure a seamless, smooth and amazing time at our home.
A car is pretty much required to get to the house and to get into town. Once you are here, the neighborhood is nice to walk in, but the area can be hilly. The lake with a sandy beach is a 12-minute walk away (.6 miles)as well as the pool and playground (.6 miles / about 13 minute walk).
Close to major highways, making it convenient for travel to New York City, Philadelphia, and New Jersey.
This property includes security features such as Schlage smart locks, ring doorbell cameras and outdoor cameras for your safety and peace of mind. On top of our personal safety equipment, this private community is guard-gated 24/7.
Following community amenities are available from Memorial Day through Labor Day weather and staff sourcing permitting:
* 3 Community Lakes, 1 with beach, swimming and paddle boarding (house provided)
* Outdoor pool
* Paddle boarding (provided by host)
* Tennis/pickleball courts
* Basketball court
* Playground
*Rental Agreement and Guests Registration*: Guest is required to sign a Renter Agreement and provide ID. Renter Agreement must be signed within 48 hours after booking. For reservations made less than 48 hours before check-in, the renter agreement must be signed within 4 hours and check-in instructions will not be provided until the renter agreement is signed.
*Note on Nature & Wildlife*: Our home is nestled in the heart of the woods, surrounded by beautiful nature. While this offers a peaceful and unique escape, it also means you may occasionally encounter small insects or other signs of wildlife. We care deeply about our guests’ comfort, so we fumigate regularly and maintain the property with care to minimize their presence. However, as with any nature-rich environment, a few friendly forest visitors are part of the experience.
*Amenity Passes*: We provide complimentary community passes for access to all neighborhood amenities. A $200 fee per pass will be charged for any lost or unreturned passes upon checkout, as this covers their replacement cost. Your cooperation in returning these passes is appreciated.
*Vehicle Limit*: Please be aware that the HOA enforces a strict 5-car limit per reservation. Once the reservation begins, vehicles cannot be switched.
*Speed Limit*: Speed limit in the community is strict and enforced by security of Penn Estates (25mph) - this is for the safety of children, pets and everyone in the community. Citations will be given for speed violations. Guests will be required to pay the fines up to 30 days after checkout.
*Occupancy limit*: Occupancy is regulated by the township with a maximum of 12 occupants. An “Occupant” is defined by the township as adults, children, and infants that will be staying at or visiting the property. This limit includes short term visitors as well as daily services like private chefs, masseuses, etc. Infants are included in occupancy limits per the township. Please inquire with the owner if you have any questions regarding these limits.
*Parking*: There are 5 parking spaces available and only 5 cars will be permitted by the Penn Estates community. Vehicles must be parked in the driveway and are not permitted to park on the street and may be subject to a fine by Penn Estates security if they are parked on street or hanging out of the driveway. Parking is not permitted at the Welcome Center for any reason besides acquiring community access. Public safety will have you car towed if left at the Welcome Center. Any fees incurred if towed are solely the responsibility of the vehicle owner / guest.
*Quiet Hours*: To ensure a peaceful environment for all, we kindly request that you keep noise to a minimum after 10:00 PM and before 8am. Our property is situated among neighbors who are sensitive to noise disturbances and will report violations. Please be advised that any noise complaints resulting in a fine levied against us will be passed on to you, incurring a charge of $115. Your cooperation in maintaining a quiet atmosphere is greatly appreciated.
*Burn Bans*: For the safety and well-being of our community, local authorities may occasionally implement a temporary burn ban, which means that outdoor fires, such as campfires or bonfires, are not permitted at the property during that time. Failure to adhere to the restrictions may result in a fine. We appreciate your understanding and cooperation in adhering to these important regulations.
